Home buyers surgery - would you get one?

Currently in the process of buying a house that was built in 2008 and unsure whether to fork out £500 for a home buyers survey on such a new home?

We currently live in a 2005 build and didn't pay for a home buyers survey when we bought here.

EA have advised we don't need to as it's a newer build and only really appropriate for older homes. However this particular house was left empty for a number of years due to the financial crash in 2009 and the property developers who built the estate of houses going bust.

Would you get a survey done on such a new home given the circumstances?

I would tbh, I’m risk averse. A few hundred pounds now could save you a fortune if there’s anything majorly wrong with the property. That said, I know a lot of surveys are just arse covering exercises that aren’t worth the paper their written on.

I would - we bought a house 2 1/2 years ago which was built in 2007 and didnt bother with a survey only to discover the whole house needed re-rendering as it hadnt been done properly when it was built.

If it’s a dishy doctor going to do surgery on the house then I would be there as an emergency patient.
If it’s miserable surveyor then probably not 😂

Had two and both failed to spot a condemned roof. Another on a separate property failed to spot a dangerous loft conversion and bad electrics.

In my (moderate) experience homebuyers reports aren't worth it. All you get is a visual check you could do yourself and a list of legal disclaimers and arse covering. If you are concerned then pay for a full structural, or if you don't want to do that then get the basic mortgage valuation plus a damp survey (or whatever you're concerned about) by a specialist company.

My buyers surveyor went in and ripped up the floorboards and took a period tile of the wall
This was last week
I’m slowly planning a death for him by glitter bombs
They paid loads for a full structural survey and to be honest the way the surveyor behaved
Sue Greys report would be more credible

Same....either have a proper survey done or don't bother at all, a home buyers survey is a very expensive piece of useless paper
