roof work quote advice

Hi all,

Hope all of you are safe and well.

I have just received a quote for the roof work required today which is much more than what I had in my mind.

2 beds bungalow, pitched roof

So the work includes...

  • Scaffolding
  • All ridge tiles and tiles replacement
  • Old felt, battens and loft insulation replacement
  • New strengthening timber braces fitting
  • Lead replacement where necessary

Quote we have received is £12,600 and we are not sure whether this is reasonable Confused Any advice will be really appreciated :)

It depends where you are in the country but I had several similar quotes for a house on the south coast.
I would get more than one quote and look into whether there are any grants as the insulation work may qualify.

Thats a lot of work. To put into perspective we had two lead gulleys redone in lead and that was £1300 cash in hand - they didnt use a scaffold (which I am pretty sure is probably illegal from H&S view). Basically they were excellent roofers but a bit 'cowboy' in terms of tax, legislation etc.

The legit company roofers DP knows couldnt believe the price we got. So its probably not an unreasonable quote.

Paid £6000 in London in 2005 for context. Front and back on a mid terrace 2 up 2 down. We had quotes ranging up to £18k.

So it sounds reasonable to me. I would get some other quotes but also explore whether you can get some value add into the same quote? Really high spec insulation, flooring for storage, pull down ladder? If you have more than one quote it may give you some leverage for some extras free of charge.

Depends how wide your roof is and will also massively depend on the type of tiles/slates - you could ask for a couple of options on type maybe?

East Midlands here and re-roofing 2 x 2 bed terraced houses last year was £9k (went halves with neighbour so only 1 lot of scaffolding)

Just asked my dad who is based up north and he said he would of quoted between 10- 14k just by what you have stated. It’s actually the scaffolding that bumps the price up. Suggested to get three quotes though x

Whysotired, thank you (and please say thanks to your dad) :) We probably will reconsider what needs to be done this year, and start saving more.
