What is the market like in your area and why are there no houses for sale?

Hi,

I wondered what the housing market is like in your area. Here in the SW, things have slowed down significantly but there are so few properties being listed compared to normal. In Summer 2020- Autumn 2021, everything was going as soon as it was listed/ going over offer but now the less desirable properties are just sitting on Rightmove. However, I don't think prices have fallen much due to the lack of properties.
I have the impression that in some areas, things are still moving very quickly. How are things where you are and why do you think people are holding off listing their houses?

I'm in the South West and we are putting our house up for sale in March. (let me know if anyone wants a 4 bed Victorian with a pool!) We're moving to Stroud and although we have a temporary crash-pad there, nothing at all is coming up for sale that we like the look of.

When we bought the crash-pad (a last minute decision because our original sale fell through) there were loads of places on the market - as PP have said - people brought their plans forward because of the SD holiday and a lot of people who'd wanted to move but had to delay due to Covid were suddenly able to list as well.

I think the market seems reasonably buoyant still, but slower.

SW town here too - we're hoping to move from our 3-bed semi to a 4-bed but the market is crazy. Properties are coming on each week but the prices are ridiculous! One house that available was bought for £280k last summer & has been listed for £340k!!
Whilst I know it means we'll get more for ours (when we list it) it means the next step up is massive & it worries me.
Some propane going in days, others are sticking (overpriced, wrong location etc).

I’m a FTB in the West Mids and properties are selling within days of being advertised. We haven’t even been successful in getting a viewing yet and I honestly want to cry! Not sure whether to wait and see if the market slows down in a couple months. Really disheartened.

Everything selling very quickly in the Home Counties ( west). We couldn’t even get in to view most houses. I don’t think things will get better, there is too much demand and the supply of houses is too little right now so this will perpetuate until either supply or demand changes

My MIL is trying to move, rural home counties and her house sold instantly but there's just NOTHING out there for her to buy. She wants to move from a village to a nearby coastal town and she lost out on a property even though she went almost 15k over asking. Went to first time buyers. So disappointing as she'll be a cash buyer.

It's just so quiet out there!

Also SW. There's absolutely naff all mid range round here but the same really, really expensive ones that have been on for well over a year in some cases. Quite a few new builds which have such a stupid price tag but they won't lower them. The houses have been empty for so long (almost 2 years for 2 of them) and the stonework at the front is now covered in algae. They don't seem to be budging.
Definitely noticed that the market is non-existent for affordable houses. I do a lot of daydreaming about being somewhere else but it'll be at least 3 years till we can bugger off (kids & school). I really, really feel for people who need to move quickly at the moment, the properties just aren't there.

South East. Very sought after village. 6 properties for sale. 2 flats, 1 bed that has been gutted and needs complete refurbishment (£250k) and two 3 bed semis that have been fairly recently listed but probably still up as they have access and parking issues and both need a fair bit of updating (£325k each).

We're renting, when we buy we won't be able to stay here. DH thinks we will get our 3 bed for 250k as it's in need of a lot of work. DH is deluded!

NW semi rural asking prices still quite high but people aren't taking the piss too much some are trying more stuff is coming on and sitting and the market is definitely calming down. With base rate hikes , energy prices soaring NI and taxes rising I can't see the housing particularly the bigger properties being in such demand.

A few new builds, and a couple of 3-4 beds in the 300-400k range, but little above that.

Things have definitely slowed, I was expecting the January influx of divorcing couples’ houses on Rightmove but nada.

Ahh you're near me - we're in the town just south & same here. Ridiculous increases in prices these past 6 months. Several houses being listed at £50-60k more than summer last year. Bonkers.

Anything improved in your areas? I knew my flat would sell quickly and was terrified I wouldn't be able to find a new home, and that's what's happened and now very homesick 😆 My first buyer eventually found something chain free, then second buyer gave an ultimatum, and I l'd already lost my dream home before selling due to not being proceedable to make a valid offer.
I thought moving out would pay off as it puts me in a strong buying position, but nothing suitable is coming to market. Looking at zoopla sold ads, there were plenty of suitable homes the year before I started looking.
Getting really fed up and disillusioned and now living very isolated from friends, hobbies and work.
