Landlord to tenant gifted deposit

Sorry, I don’t understand the question. A landlord doesn’t gift a deposit, they return it at end of tenancy if there are no issues. We need more info.

It's if your buying the house you have rented.
So if the landlord puts the property on the market and your tenants, he can take 10% from the house value and gift it towards your deposit.
It's normally used if the seller (landlord) wants a quick sale.

I'm not sure that many banks/building societies accept these now. You'll need to ask a mortgage broker. I think they stopped being a thing after the 2008 recession.
