House 1
probate property, chain free
70's design, old carpet, old (green/blue) wall paper, old kitchen, old bath
double glazed windows

House 2
short chain, owner buying chain free rental, tenant will move out
no update for 40years+, though owner living in it;
cosmetic look good as walls and kitchen and bath in a neutral color
single glazed windows

What’s the difference in location? Plot size? Are both the houses the right size for what you need or might you be thinking about extension potential?

Personally I wouldn’t buy anything with a tenant in situ. What’s the difference between ‘old kitchen, old bath’ and ‘no update for 40+ years’? Do you mean either property would need kitchen and bath redoing? Are you looking at extending? How are the basics for both - roof, damp, etc?

Seems a bit nuts to decide on the basis of things you can change. Decide based on location, layout, survey results, feel.

All the stuff you've listed can be changed, or will be irrelevant once you've moved in.

What is the size difference? Location difference? Price difference? School catchment if relevent? Basically buy on the stuff that is hard to change, and not the cosmetic bits.

Is the first house a 70's designed house? - in our area they tend to have a large footprint and bigger plot.

Has probate been granted in house 1? That would be preferable over a rental with a tenant still living there. If they refuse to move out and it goes through the courts that could take years.
