Offer on a house

I should probably know this but if I house says guide price £X - £X, where main listing is obviously the lowest price of that bracket, would I be unreasonable to offer below the minimum? I know it’s often the case generally but where there’s a range, should I take the median of the range as the actual price? Thanks.

You can offer what you like.

But expect the vendors to use the price range to lever up the price and possibly get a bidding war going.

You can always start low and go up (as far as you can afford and think it is worth) if your offer is rejected.

Unless they ask for ‘best and final’, in which case go in with the best and final you would actually be prepared to pay.

Brilliant thanks @HomeHomeInTheRange I can comfortably afford to go about 10k below asking (which is about 96% of lowest asking) so it’s a long shot.
