New Build Negotiation

Hi, I'm looking for some thoughts or pearls of wisdom around negotiations on new builds in the current climate.

We're really interested in a house by a medium sized developer (two active developments).

The plot we are interested in is the last one left of build phase 1, and has been advertised since last summer and built since October/November.

The property is over our budget at 450k and we're thinking of negotiations at the moment. Mainly so that we can save money to pay stamp duty etc.

My first thought is to explain that we love the house but it's over budget and could we look at something like;

5% deposit contribution plus flooring and worktops?

Or

Stamp duty and legal fees paid plus flooring and worktops?

My thoughts are if it is sitting empty they may be more willing to negotiate?

I haven't done it, but a friend has never paid stamp duty on a new build, always negotiated that. I think since it hasn't sold, you could probably push for flooring or something too.

@LadyDanburysHat thanks for your reply that makes me feel a little more confident. If we could get SD and legal fees paid we could make it work. The flooring etc I'm throwing in as hopeful extras 🤞🏻😅

We got part of the stamp duty paid & all flooring. Equivalent to around 20k. This was a house that had not been released yet & no deals were seemingly available. I now see part exchange etc all available at the same development. I'd imagine flooring etc is already down, so I doubt they'd want to remove it. I'd definitely say stamp duty, all flooring & legal fees, or make them an offer on the actual property. Good luck.

Was this recently that you got this deal? I'm wondering whether the fact the developer isn't one of the top 10 big players will work for or against me in this situation.

We bought on a small development that was very popular so developers would not budge as they had people on a waiting list. However my sister was able to get £19k knocked off her new build as well as flooring paid for. You don’t ask, you don’t get?

When we bought our new build they wouldn't budge on the purchase price however they did do a deal with stamp duty and managed to negotiate some upgrades for free. Still highly overpriced but at least we felt like we were getting a better deal.
