Tight budgets - renovation sequence

Hi
I am under a very tight budget.

Could you advise what should be the renovation sequence to optimize cost and shortest time in living in a building site or carry daily life in a building site? Hubby and I are debating whether to go with loft or kitchen extension first.

Given if I didn't extend, I would have to rewire , replumb , change boiler , add dish washer, so I am thinking rear extension first?

However, my hubby think it is strange to use the reception room as our bedroom. He also think resale values are higher if having a loft

Ideas?

This is a 1903 end terrace that no work has been done for 35 years

The laundry list of things required to do ...

  1. More space
    Either loft or rear kitchen extension
    And convert through lounge back to separate room
    if rear kitchen extension, we will be using one of the reception room as bedroom before loft is done

  2. All windows are single glazed , very cold

  3. Boiler . well ...

  4. Plumbing

  5. rewiring

  6. carpet

  7. kitchen
    very small but need to add a dishwasher

  8. downstairs wc/shower - need rear extension
    for aging parents visit and stay , reception room will be guest room as well

  9. bathroom update

You might be absolutely fine with what you’ve got. The reason I am starting over is that when you rewire for example, you get to design an electrical plan that suits your family. Things have changed so much over the years. For instance I install sockets with usbs and extra circuits for heavy use appliances etc. i love tech so I want to keep things working for me. I know lots of people would not worry about this sort of plan though. There’s no desperate need for it.
Regarding the plumbing, it’s the same sort of thing. Making sure you have kitchen as you want it. Shower as you want it. That sort of thing. But people don’t necessarily change plumbing. It can last for decades. I’m just the type of person who rips things out and starts again!

Rewire is pretty much impossible to live through in the house. Especially with children. Noisy; dusty, tons of mess.
We had to do it as the previous owner had DIYd a lot of electrics that weren’t safe. It was worth doing as we got to put in lights, switches, appliances, dimmers etc exactly where we wanted.

It’s very sensible you are thinking about phases of works. It’s really important.

My best tip is to make a spreadsheet eg on Google drive and a Gantt chart. Break down the project into weeks/months and keep records of any agreed quotes and dates there. Also keep a notebook just for quotes, lists, samples etc. Honestly if you go through a long renovation it’s very easy to lose these things and have to get requotes.

As an aside re the loft extension, I don’t know how essential this is, an architect told me that they are relatively expensive and complex for the space gained. I would wonder about an extension instead that included an extra bedroom as well as kitchen and wc. Perhaps a double storey extension ?
