3 bedroom, 3 reception house. DP & I, DD1 and pg with DD2. We also have two dogs and two cats, and it's important that we have space somewhere for the cats to chill out upstairs. DP & I both wfh. We want to prioritise space for DDs to play, for the dog crates to be (NOT in the same room as a cosy living room or in the same room as the kids toys!), and dining table space. We want DDs to share a room for as long as possible.

Downstairs: Big reception room to the front, another reception room behind that, and then at the back of the house is the third reception room which is attached to the kitchen. Reception room 2 also has a linking door to the kitchen. Reception room 1 + 2 are big and wide, whereas Reception room 3 is long and thin - just wide enough for a dining table and chairs, but not much else.

Upstairs: Two double bedrooms, one single bedroom. Single bedroom is big enough for two desks but not for DP's home gym equipment as well as the desks, which she has made clear is also a priority.

How would you work this?

You need to include a layouts.
What do you use the second reception for?
I would knock through reception 3 to kitchen to make that a kitchen diner and possible play area?. I'd have double glass doors between that and reception 2, and between reception 2 and 1. In that middle room I'd put your desks and dog crates, and gym equipment is in bed 3.
Sounds like you'll eventually have to move or convert the loft. If big enough have two beds and bath in loft for the kids, your master and guest room on first floor with gym still in bed 3.

Any chance there's a garage or room for a large shed for gym?

Agree a floor plan would help!

If not what size are the doubles? Is the smallest double big enough for you and DP? So your girls share the bigger room and store toys etc there?

Agree with knocking through for kitchen diner. Use the reception room attached as a playroom/snug tv room.

Then use other reception for dogs and cats. 3rd bedroom for gym.

If you can put gym in shed or garage id use 3rd bedroom for animals and have an adult only reception!

Long thin reception 3 for dogs and cats.

Knock through to reception 2 and have lounge, diner, kitchen, playroom.

Front room for desks and 3rd bedroom for gym.
