Houses selling quicker than we can view them

Anyone else noticed this??
For instance a house comes on the market in the morning, we book to view it after work and before we can get there a offer has been accepted!!
Driving me mad
Going to loose our buyer at this rate

We ended up paying 10% over asking price - we of course started off saying we wouldn't but swallowed our pride - have we overpaid? Maybe but we reckoned prices were rising by 10% a year and it doesn't look like it's slowing - so we got busy living and not waiting for the madness to stop.

Houses we have put offers in have all gone 10-35k over asking within 48 hours. The market is just that crazy. We finally got an offer accepted by asking the estate agent to show us something that they didn't even have photos of (the told me roughly the street and google maps was enough to know I'd want to see it). We went in before it was listed, offered same day and over asking, and got it accepted. Good luck!

Well we went to view one last night who informed me that they had accepted an offer of asking price the day before but choosing still to do viewings incase they can get more money!!! I think we’ve missed a trick when selling ours

We’ve been trying to buy for 18 months.

In our area There just hasn’t been much coming on and things went very quickly. I have noticed on the few which have already made it showing the completed price on land registry that they sold for less than I thought they had. I don’t know if £ chipped off at survey.

More houses coming on the market now and things are taking longer to sell. At all points in the market. So fingers crossed things are calming down. I think the madness of people leaving London is probably over?

I think we sold for less than we should have in 2020 and are in a rental. But we are in the right area and hopefully puts us in the right position.

We are also having similar problems to the OP. I was just wondering about how you get estate agents to tell you about properties before they come to market? We have asked several of them about this but not has any luck so far.

We are also first time buyers and unsure about how much to offer over the asking price to avoid getting into negative equity. Are asking prices typical of the value you get when a valuation is done or usually under to attract more interest? So far every place we have looked at has gone way above the asking price Shock

I’ve been trying to buy for two years. I got outbid (I bowed out 40k over the asking price) on Monday, it’s very disheartening.

Why is it so nuts at the moment? Genuine question. Is it because so little movement happened the last 18 months? I am not making sense of it. I’m in Cambridgeshire too, same as a previous poster.

… I am a FTB in private rental so I am not in a chain and have freedom to act when the seller is ready. I am told this makes me a more attractive buyer but it is making no odds. I am also bidding way over asking.

Same here! Have been sold for 4 months. We are seeing properties but have been outbid on three, all going to best and final and all our best and finals we’re 15-20k over asking. It’s bonkers.

If our buyers pull out we could relist for 15k higher than we sold for in October. I don’t want to do that though as they’ve surveyed etc… and it feels morally wrong.

We will probably pull out and not move if we can’t find anything in the next fortnight. The whole process has already taken ten years off my life expectancy!

A lot do seem to be falling though though. We are seeing one tomorrow that has fallen through because the purchaser decided it wasn’t worth it a short time before exchange. It’s gone on for 50k more than it was on for last summer too.

Little update! We had an offer accepted last week, the sellers seem very keen to move ASAP (they require a bungalow which they have already had an offer accepted on). God I hope it goes through, I’m throwing the towel in if not!
