Building Regs - who usu applies - you, a company or the builder?

As part of some renovation work at our house we need to apply for building regulations permission from the council. I have heard some people say they have done it themselves, others have employed a company, others have got their builder to do it. Our builder said we should organise it. The guy doing our plans says it’s simple so we should do it ourselves. Someone else said it’s quicker if you get a company to do it. Any thoughts? Who did you get to do apply for your building regs? Thanks.

We used a company, which was straightforward and our builder had often worked with them so coordinated with them about site visits. I've not used the Council directly so can't say if that's easier.

I've either done it myself or on one or two projects my builder has liaised with them. Do not know why you'd need a company to do it; you fill in the form, pay the fee and they come out at certain stages to check. Fairly straightforward.

Puzzled here. The builder will have to inform the organisation overseeing the Building Regulations ( private of Local Authority) at various critical stages of the works. The representative will inspect and agree a method of satisfying the regs. with the builder. Now s/he may want you to pay for this service but that's about as much input you should be required to make.

You only pay the builder the final instalment when Building Regulations have been met (signed off) and you have a document verifying that. If you are using an architect then that individual could oversee the task.

Literally going through this now, our architect sent the information to the local council and then we paid them direct. Building reg guy will come 4 times I think they said to inspect. First visit was yesterday.

My architect recommended a private company, I contacted them, gave them the builder details , and vice versa gave builder the regs company details, they have liaised with each other throughout to arrange inspections and after each inspection the regs company email me a report about the inspection findings. Has all been very straight forward. To have the private inspection company has cost about £500.

We paid similar with the local council. She did say that the cost depends on the size of the extension.

I think my fee direct to council was about £120 for a 5m by 4m extension, but that was about five years ago and it may differ between councils. Really, it's so easy you don't need a company! The builder then calls the inspector when at X stage and they come out, usually the next day.
