Bath in New Bathroom

My DH, DS and I have lived in our 1930s semi for 21 years. When we first moved in we did a refurb of the bathroom, knocking the toilet wall down to make a large family bathroom. We have a shower over the bath and it's pretty spacious.

It's very tired and builders are coming on Monday to start a refurb. DS has just moved out and DH and I never bath. I'm planning on putting in a shower cubical and separate freestanding bath. DH thinks we don't need a bath but I feel we need to put one in for house value purposes. I'm now thinking that it might possibly be too cramped. We have no plans to sell and expect to be here until retirement but things can change. The area is mostly young families so anybody looking to purchase would want a bath for young children.

We're in our 50s so guessing in years to come we will be even less likely to use a bath and if we don't sell until retired the new owners would want to redo anyway (I think.).

Has anybody got a bathroom with no bath (in a house)? Would it affect you buying a property?

Some friends have just bought a house with no bath, but space for one as there was one previously, it's just now a big shower. They have a small child so will put a bath in straight away, but the rest of the house needed no work at all so they weren't too fussed. If you're planning on staying in the house I would 100% make it work for you!

I wouldn't buy a house without a bath. But I also wouldn't want to do work on a house.

I plan on taking our bath out when we do the bathroom. No one has ever used it for a bath!

I’d do it for what you want. Why have a bath you don’t use? Next people may or may not want one. Have a fantastic big shower instead. ( we put a bath with shower over in our family bathroom because I like a bath every now and then, in truth we’d use a big walk 8n shower more even though we have the en-suite with a shower).

Yes, it would be a major negative for me - it would put me off buying.

Have the big shower cubicle and don't bother with the bath. Renovate the bathroom to your own specification, not to any future mythical buyer.

I would want a bath. I wouldn’t buy a property without the space for one. If I had to install one I’d be working out immediate cost and putting it into the mix.

I think though you plan to be there long enough that when you sell the bathroom is likely to be in need of redoing anyway so on balance I’d say do what you want - not notional future buyers.

Get a bath with handles. At some point one of you will get aches and pains and regret not being able to soak in a bath.
