There's a house for sale in my village

looks very similar to our house, possibly slightly smaller. But garden is 50ft longer and it has a garage. However its up for 90k more than what I think ours is worth - I've looked at the brochure and can't work out why.

So I've made an appt to view next week. DH says its not fair on the sellers, getting their hopes up etc and is refusing to come with me. Surely sellers have to expect this type of thing?

Of course I will tell them that we are looking for a house with a bigger garden.

I think dh is secretly worried I may fall in love with it and put ours on the market

You will not be the first person to view a property with zero intention to buy. As a seller several times over I will say that it pisses me off when you get timewasters.

I do wonder WHY you care what the value is though. If you are not planning to sell your own home or re-finance it (in which case you would have a professional in to revalue it at current market rates), then sure the value of your property is kind of irrelevant (so long as you are not at risk of dropping into negative equity)?

there is nothing more disheartening, when you are selling a house, than to have people come and look around, and you have made the effort to tidy and clean and make it look like a show home, then you show them round, and they tell you they are:

not in a position to buy,

just looking

not on the market yet, but thinking about it...

why not jsut phone the agents and get the particulars and see why it is that much more...

God yes the timewasters .... we had these when trying to sell our house. Professional nosey parkers who just like to snoop around peoples houses. There was a notorious couple of elderly ladies who did the rounds ...

I hated time wasters when I was selling - and IME you can always tell them apart from real potential buyers.

The house we live in now I was timewasting when we went to see it. Saw the ad in the paper on Thursday, viewed it Friday, had ours on the market on Tuesday, sold it Weds and moved 8 weeks later! I think dh is very worried, if the house is gorgeous and we can get a vaguely similar price for ours I would move - its on a quieter road and I could fit more chickens in the garden.

I would guess that the combination of the 'better' road, the larger garden and garage could command a significant amount more onto the asking price.

Well the house next door to this one which is an identical size/lay out was up for sale just a few months after we bought our current house and was only 6k more.

Even moving as far as the other side of the same street can mean a price difference of £25k+ (for the same type property) in the city I live in. I suspect that is the case in many places with the gap being even greater.

Why not telephone the agent and ask, as they are the ones who valued the place ?

Does your local council has a mapping service on its website (might be in the planning section) so you can have a nosey at the plot and its neighbours?

There are loads of websites around that tell you the last selling price. Have you looked on those to get an idea of how much it's jumped by and if it seems in line with that? Upmystreet.com might help or the Land Registry site (may have to pay though)

Does it have pp for an extension perhaps or updated kitchen and/or bathroom , maybe knocked through. Additioanl 50ft garden could well make a difference and garage/orp ,especially if there is limited parking available. Or maybe you are simply out of touch with the market ?

In late 2004 the next door house sold for 133,000 looking online just now. This house is up for £245,000. Identical houses/plots.
