Affordable commuter towns near London

We are looking to buy our first family home. We need a minimum of 3 bedrooms in a town with transport links into SE London or SW London - East Croydon, Clapham Junction, Wandsworth Town etc. We have a tiny budget of £380k. We are really getting disheartened as it does not seem achievable with our budget. I’ve come to mumsnet for suggestions of affordable commuter towns

If you look down the M3 corridor - Bagshot / Camberley / Farnborough / Fleet there are 3 bed houses available within budget. They're generally 1960s / 70s garage-en bloc set ups but fine as a first family home. Farnborough and Fleet are on the mainline into Waterloo, Bagshot and Camberley you'd need to drive to Brookwood or Woking.

Fleet isn’t doable on that budget. Farnborough for less than 400k is also getting tricky now also.

Rule out Horley then, as limited for good secondary options. Crawley a very mixed bag - Three Bridges/Maidenbower/Pound Hill/Worth is probably the "nicer" side (although plans are being made for a Centerparcs nearby) or nearer Horsham. Coulsdon perhaps worth adding, although budget would be tight.

Parts of Caterham might be possible, slightly out on a limb transport wise (on the hill esp.) but a lot easier and cheaper than commuting from way out in Sussex.

Tonbridge might be a good bet if you don’t mind being in a grammar area. Good high street etc and It’s an easy commute to London Bridge, Waterloo and Charing Cross

Pound Hill/Maidenbower are nicer areas of Crawley, not too far from the station at Three Bridges.

East Side of the rail track from Three Bridges Station (Pound Hill, Maidenbower, Worth), or Three Bridges itself would be the best areas for you. Direct link to Croydon, London Bridge, Blackfriars etc and Brighton. Hazelwick and Oriel are the local secondary schools both good.

I'd discount Reading & look down the towns/villages of the M3 corridor /Waterloo train line for that budget. Have a look at Basingstoke - underrated IMO and the commute time is decent.
