Landlord Insurance for parent

RedHeadPom · 22/01/2022 16:53

My dad passed away early 2020 & the house was left to my brother & I. My elderly mother continues to live in the property (rent free) which we maintain. I was advised I would need to obtain landlord insurance as the property was not in my mothers name however I'm now coming up against the issue of a tenancy agreement is required?? We don't have anything currently in place & not sure where to start. Any assistance appreciated!!!!
She will be moving in with my half-sister at some point this year & then the house will be sold.

They should have a clause (called an endorsement) on saying is it's family living there then they don't have to have a tenancy agreement
When you ring up to get quotes they'll go through it all with you but you can query it at the start to check

You can get a lease agreement template for £10-£20 from somewhere like WHSmiths or I'm sure online somewhere as well. Doesn't necessarily need to be rent involved but a formal agreement makes everything official and avoids any issues with obtaining landlords insurance. Landlord insurance normally means insurance against tenant not paying rent. Do you mean land and buildings insurance? You shouldn’t need a tenancy agreement for that.

Do you want me to private message with a company who can cover?
(Where you won't need a tenancy agreement because it's family living there?

[quote mumwon]@FudgeSundae that is not entirely true - the premise

Right, you can’t get normal land and buildings insurance unless you’re a homeowner. But if you ask someone for “landlord insurance” you might well get the tenant payment protection insurance rather than non homeowner land and buildings.

@FudgeSundae in my experience, the insurers refer to this as rent guarantee insurance so I've never experienced any confusion
