Have you ever felt absolutely sure about buying a house?

Ever since our very first house purchase (150k back in 2014) I've struggled to feel certain about any house I've seen.
I don't quite know why. I think it might be because houses we are looking at are 400-450k and it's such a lot of money! Also constant rumbles that the market is going to crash (hasn't yet), etc, interest rate rises. It's a huge commitment..
Mortgage and money wise... we are on 75% ltv with a plan to get to 60% within the term by overpaying.
We earn 120k before tax. Not a huge amount by some standards here but enough not to be so worried probably (before DC, not had any yet!)
We have bought a 1920s semi in that range (which we felt/feel more sure about than others) and I'm still concerned. Just wondering if it's normal to have anxieties over moving. I didn't give it a second thought with house number 1!

Yea we are in this position now. Saw a house back in September which we absolutely LOVED, put in an offer above asking price and lost out to another couple.

Nothing else came close in our area and price range.

We are now in the process of buying another house, a fair bit cheaper than the original one but not nearly as nice. I wish I’d never seen the first house tbh because my expectations of what we can in theory afford are skewed. Yes we can afford houses in our area like the first one we saw, but there just aren’t any others.

On paper this new house is fine, not fab but fine. And ticks all the “essential” boxes. And we can afford it. So I’m just focussing on that and hoping I love it once we move!

Btw we are selling our 1926 semi within that price range and it’s a fab house!

Yes, we’ve been so lucky, but each time we’ve wanted to move, we’ve viewed one house and put an offer on it and gone on to buy it. We’ve bought three houses like that. I am aware we have been lucky and don’t intend to test it a fourth time!

Yes, my current house. Literally the minute I walked in I knew it was for me. Had the viewing went straight home, phoned & put in an offer for the price they wanted.

Same as @Redglitter except I had to hold off a couple of days so that DH could go and view it - it was agony! 27 years ago and still very happy here.

I am incredibly pragmatic about house buying in terms of price etc. and always take on renovation so it always becomes what I want... unless the location wasn't great. I would always focus on the location and then value now as you can fix and change so much. I was definitely happiest when I bought a house on a street I always wanted to live on.... but I wouldn't have known that that street was so perfect of us if I hadn't bought another house nearby first.

This one which I moved into exactly a year today. Its a 1880 victorian house which was decorated in 1980 style with brown carpets and swags and tails. A year later it's done inside and looking fabulous and today we have started on the garden. We just love it

We bought our house 10 years ago.

Had been living in rented and renting out our house in another part of the country (which we still own) but I got quite seriously unwell and disabled and our rental wasn't any good for me any more. Looked at the finances and could remortgage the other house to buy another (yes, I know how privileged we are!!).

Found this house online on Monday.
Viewed on Tuesday (I was too unwell to go upstairs so had to trust dh)
Offered on Wednesday
Offer accepted on Thursday.

We've been really happy here ever since, it has all the things I need (like en-suite with walk in shower, downstairs loo etc). The area isn't the best, but we moved into this area to be involved with the local church we'd visited before and we're very happy with it. Our neighbours are great.

Yes, I loved our house at first sight. We were the first viewers and put in an offer the same afternoon.

Having said that, we lived there for 3 years, found lots of things we wanted to fix and change. We are just completing a 5 month refurbishment and we've reconfigured the inside.

I love it even more now. I feel very very lucky it's our house.

The house I'm living in now, I fell in love with the entrance hall and original 1820s bannister, and that was me sold, everything else was a bonus. Funnily enough when I was chatting with the seller he confirmed that was the reason he had fallen in love with the house 20 years previously.

Yes, my current house. As soon as I drove into the yard it felt like home. That said, I was looking for something very specific (equestrian) so I absolutely would have bought something that ticked the boxes without setting my heart my heart on fire.

Our current house. We had been looking for about a month.
I had lined up three to see, me and DH saw two and they weren’t right for us. I drove us to this one, he said he wasn’t interested as it was modern.
He gave the mystery house a go and fell in love with the space and layout.
Just had the kitchen done and like it even more

Yes, this one. Prior to this our houses were ok, best for price range at the time but there were niggles that meant they weren’t lifetime homes. Prior to this one we viewed over 20, we pulled out of 2 purchases because of serious issues that came up during the last stages of conveyancing, was stressful. But then this one we viewed off market, was far nicer and chain free we bought it for a good price too. Means we have a mortgage to an age older than I’d hoped, and that was the only thing that gave me a few wobbles. But long term I still haven’t found anything better to put your money into than property.

Yes, we looked at lots of houses. I was getting very disillusioned.

Our house went on Rightmove on the Sunday. I saw it and just had a good feeling. I viewed it at lunchtime during my lunch hour. Came back after work with DH. Visited it the next day with DH again and decided to buy it.

It wasn't perfect but ticked most of our boxes. It just felt right and definitely was the right choice. We could have bought a bigger more expensive house but I am glad we chose our little house. I regularly say how this house was the right choice.

I think sometimes people try to force things through rather than waiting for the right thing to appear. It took us a year or so for this house to come up and we looked at a LOT of houses.

Yes me too. Our house is down a private drive and despite it being next to a school and fairly modest and non descript in appearance I loved it. Down the drive it feels like it's in a little private oasis away from the rest of the world.

In the 22 years we have been here we've put two extensions on and has a loft conversion, replaced the kitchen and bathrooms twice, decorated numerous times, fitted wardrobes in all bedrooms, replaced inner and outer doors twice, replaced all the windows and had the garden landscaped.

It doesn't the resemble the house we bought, it is now perfect. For us.
