Builders visits before exchange

I am probably being grumpy but my buyers keep asking for a builders visit. I said no, after exchange- various reasons which I told them about and not going to post here but I think very genuine and understandable.

Despite this they have asked again, I am to the point where I want to pull out. Very stressed, accepted a low offer as cash buyer but feel they think this gives them huge power. Would you allow these visits? Am I being difficult?

I wouldn’t dream of harassing the owners of the house we are buying like this, especially after a first refusal. Maybe I am being obstructive though?

Genuine reasons for not facilitating it until after the commitment of exchange but possibly I am still not being fair?

I would let the buyers come but no builder.

Tell them they can come, for example. from 3pm to 3.10pm next Wednesday.

You must see that it looks like you are hiding something if you are refusing a pre-exchange visit. This isn't about power. The buyers need to ensure the house is still in the condition it was in when they viewed it initially.

They could lose thousands of pounds if they didn't view and you had ripped out the kitchen etc.

You are being ridiculous OP. It is very normal to see the house again just before exchange- solicitors encourage it to ensure the property is still in the state it was when viewing. The buyer is spending hundreds of thousands on purchasing your home, it doesn’t matter if they are a cash buyer or you accepted a good price. Any buyer with their head screwed on would view before exchange. If you want a naive buyer who will drop all that money on spending a total of 30 minutes viewing months ago, then good luck finding one
