Estate Agent Photos - Any tips?

We're putting my flat on the market, first time sellers.

Estate Agent is coming to do photos on Monday so of course over the weekend we'll be tidying / cleaning, but are there any other tips to bear in mind that'll show it in it's best light?

When we sold ours, the media company that did the photos/video provided this. Probably a good start?

External

  • Remove all cars from the driveway
  • Move bins so they are hidden from the front elevation (if possible)
  • Remove any clutter - bikes, footballs, toys, broken furniture etc
  • Clear garden rubbish and have your garden as neat as the season allows - Remove any hanging washing or laundry items
  • Make all beds with clean bedding
  • Remove any clothing from behind doors
  • Clear any visible under bed clutter and ensure clothes are out of site
  • Remove toiletries from counter tops and behind the WC
- Store cleaning equipment and products out of view
  • Remove towels and bath mats from radiators
  • Clean mirrors and shower screens

Kitchens

  • Clear counter tops of items such as post, magazines, keys, pots and pans etc - Remove dirty dishes from the sink and store away
  • Ensure any soap, dishcloths and drying racks are hidden from view
  • Clean cooker tops - we often shoot close up shots in kitchens

Other

- Consider any personal photographs, if on display, they may be picked up by our cameras - Please arrange for any pets to be out of the property and hide away any pet belongings - Ensure all lights/ lamps have working light bulbs
  • Remove shoes and jackets from hallway/entrance areas
- Clean windows help showcase the view - Clean carpets and floors We fully recognise that we are coming into your home where it’s not

I think that's a great list from pp. The only thing I would say is don't declutter to the extent it looks sterile. If anything, doing so will better allow people to spot any little gremlins you might not want noticed. A few vases and picture frames on surfaces and nice storage jars in the kitchen are absolutely fine.

Agree, some vases with fresh flowers make the house look beautiful and add some life. I went to go to Waitrose the night before to stock up, but luckily they were closed and Aldi was my only option - about a third of the price, and a massive selection.

Came back to add that I became a bit of a loon about making the beds when we were selling. If possible, tuck the duvet around the mattress as it makes it really smooth and tight and then (really OTT but bear with me) iron it. Nothing makes a room look scruffier than a poorly made bed, and this makes it look so neat.

I’m usually very laid back, i promise!

Take your own pictures first and then study them. It's amazing what shows up in a photo that doesn't to the eye because of the angles. Things like a drawer not quite shut properly or the dead leaves on the side of a pot plant are suddenly really obvious!
Similarly it can help show if things look too bare and it needs a bit of dressing or vice versa
