Bungalow Extension floor plan

Currently discussing a loft extension on our bungalow (will need to raise the roof to get decent head height).
If this is the existing floor plan - where would you put stairs? And how would you layout the first floor (hoping to get three double beds and a bathroom up there)

Back garden is north facing so back of the house gets quite dark.

Has anyone done similar and have any tips?

If the back of the house is north face, then the front is south facing, so your kitchen is current quite dark? Are you planning on bringing your garage into the extension, because currently, it probably gets your best light and would make a fab kitchen if knocked through with existing lounge.
Bedroom 3 could extend into existing kitchen and include an en-suite.

Stair - I think exist study would be the most obvious to sacrifice - ot at least part of it.

If you are hoping to get three doubles upstairs, do you still need the three bedrooms on the ground floor? If you don't, I'd put the stairs where the current bedroom three is just opposite the front door.

The end of the study nearest bedroom 3 seems the most obviously place. You'd lose a few feet off the length but still have a decent sized study.

Work out what rooms you want downstairs first. Are you planning on keeping all the downstairs bedrooms for example? Also, your budget is very important. Would you do a total remodel of downstairs or just want to go up?

If it’s the latter then I would lose your existing study for the stairs (and make bed 3 the study). That way you’d also have a lovely wide open hallway and it’s the right place to have a big window on the landing above with bedrooms going off as opposed to them all being off a long corridor type landing.

Bungalows are great for refurbishment- mine is just going through planning!

Although front of house does get all the sun so maybe need to explore using the garage as living space instead

Wow, looks so similar to the shape of ours which has just been rebuilt!

The stairs were tricky, very hard to get them to go up and also get enough head height. In the end we opted for them to go upwards to the right as you come in. I.e on your plan walk past study then go up to the right. We increased the height and managed to fit 5 bedrooms upstairs in the end.

We did make the whole length of the back part one big room, a long dining room, kitchen, sitting room. Across the front we now have a living room, study (with stairs and hall behind it), cloakroom, utility/garage.

Study becomes stairs

Utility stays, then kitchen can stay in area it’s in which will be easy in terms of plumbing. Knock though kitchen to bedroom 2 and 3 so you have a nice open plan living/ dining/ kitchen.

Keep bedroom 1 as guest bedroom and office

Lounge keep as lounge/ snug/ tv room.
