Brighton and Hove area 3bed with a budget under £290K???

Moved down to Brighton for work and could only get a three bed to rent out in Hassocks (which is lovely, but it's more pricey to buy).
Where can I buy a 3 bed place within a nice commute of central Brighton? I know the exodus of working from home Londoners to the south coast has had its impact... apparently pushed up by 8-10%.
I have a 20yo and a 17yo who live with me, so need three decent bedrooms and don't want to be in a really crappy area where I don't feel they are safe to come and go or walk home from a station (We feel really safe in Hassocks!).
I'm a single mum, teacher, so limited budget and limited mortgage options, hence my modest budget for the area.
Newhaven and Littlehampton are cheaper but too far away or apparently not where I'd want to be with the kids if I could help it.
I currently drive in to work and it's about 20 minutes. That's ideal, but seems hard to find three beds for that...

Honestly I'm not sure you will get a 3 bed within a short commute of Brighton for under 290k. Brighton is a pricy area and there's a bit of a 'Brighton ripple' effect where everywhere within a close commute of Brighton is at a price premium.

For that sort of budget you would need to look further out or maybe consider a 2-bed instead? Possibly the 20 year old won't be living at home that much longer anyway?

Some friends of mine got a 3 bed house for 295 in goring but the box room is tiny. You won't get much for 290 near Brighton

Yeah, he might be about to go to university in September, if all goes well, so they will both need a bedroom for at least the next three years... they don't want to be a their dad's (all v complicated) so it's down to me... and they are different genders so I can't double them up at this stage... it's so pricey down here!!

Look at Newhaven, Peacehaven, Seaford and onto Eastbourne. Maybe Woodingdean. Worthing may be worth a look at.

What about lewes? You should be able to just squeeze something for your budget. Other than that would you qualify for shared ownership at all?

Thank you - yeah I've come close in Worthing and I do really like Worthing.. just seem to keep missing out on my budget...

Sadly no, I don't quite qualify for shared ownership - not for three beds anyway - rock and hard place.

I looked with that criteria in the same area give or take 30 miles just over three years ago. I've ended up on the isle of wight - and love it, but it's far, far away from where I want to be.

Littlenampton? Or look for a 2 bed with a separate dining room that you can use as a bedroom.

I saw a couple come on in Rustington recently under 300k. We sold our 3 bed tiny third bedroom tiny garden house for 305k last July, probably go for 10k more now. Bonkers! I have rightmove alerts set up for anything within 10 mile radius of worthing under 300k and I get maybe a couple of houses a week now compared to 20 or so 6 months ago. I think you'd really struggle to get any 3 bed commutable to Brighton for 290k now sadly.

As someone who was looking in Lewes for years, I'm afraid you won't. It's perversely expensive and parking is farcical.

But a quick Rightmove search shows a few within Brighton & Hove in your budget, albeit most are flats although I quite like the water lodge in the Marina!

Otherwise on that budget I’d think about getting a nicer 2-bed and the 20yo or whoever stays up the latest sleeps on a sofabed in the sitting room. Doable if he’s off to university so it’s just the holidays you all need to cram in.

Not realistic for Brighton, but perhaps Peacehaven, Newhaven, then Eastbourne heading East. Portslade, Worthing heading West.

Have you looked at Burgess Hill? A friend of mine has a house (3 bed) there which will be coming on to the market in the next year at a price in the region you're looking to spend. It's close to Wivelsfield station, so handy for commutes to Brighton/Hove/Falmer.
