Hi there

I am having a single-storey extension built, in conjunction with a complete kitchen remodel. Do you think that 100 cm is enough space between a wall and an island breakfast bar overhang? I have massive worries that it may be a little cramped even with slimline stools?

900 mm is the minimum recommendation..our space is 1200mm which is really comfortable. If you just have 100cm (one metre) you might have to squeeze past someone who’s already stand there LOL . It depends how much you want an island unit. If you are having stools, will there be space for them to be pushed under the island unit when not in use?

is this area a walkway that people will walk through often, especially carrying hot drinks / pans of food etc? Or is it an out-of-the-way space that will only be used for sitting?

look at your floorplan and draw arrows for how people will most often move through the space (e.g. hallway through kitchen to dining & garden probably gets a big fat arrow, side door from kitchen to utility probably gets a small one). Then make sure the big arrows have plenty of space and no chairs etc in the way.

I have attached the plan for the kitchen (the one with the added red dimensions) and the overall plans for the extension also (ignore the kitchen layout on the plans with the extension - they were just added by the architect when initially submitted). Do you have any suggestions or amendments please?

Do you have 90cm between the sink and the oven? That's high transit space and if you have oven doors open you might struggle with using the sink.

Yep - the kitchen designer said that 900 mm was the 'sweet spot' all around the island?

I would have one or two bar stools at the end of the kitchen island, and have no stools on the long side by the utility room. with the big table you have, all meals can be at the table so people only need to sit at the island for a quick coffee / chat.

We have an island with no seating - it is just for cooking. Everyone sits at the table instead which is fine.

also, is the sink in the island or not? that differs between your two plans.

Hi - the plan with the extension was done by the architect so she put a 'generic' kitchen in the image. The current 'proper' plan is the one with the sink in the island - the sink wouldn't be able to go on the right hand side wall as it's the party wall and so we wouldn't get enough drop to travel to the external wall on the left hand side.

I did think about two stools on the end but without the overhang the dimension would be 600 mm width for the island. That seems very small for two to sit?

I've linked a "Long Island" layout which might suit your house well, the "dynamic space" system is meant to be optimised for efficient use of the layout. If you are not wedded to a range cooker it might work well. THere's no perching stool area but the island effectively becomes a big workbench for cooking, with all the storage on the back wall. I'd love to have the right shape room for this.

A 90cm island can have shallow cupboards on the back (they use wall units), I have some in my kitchen and all the baking ingredients and gadgets go in them.

Thank you for your help. We have already purchased the cooker so that's pretty fixed unfortunately. So much choice! Just wish I had a little more space on the side of the island
