loft conversion: 1 massive room or 2 small rooms

Hi everyone,

Can I ask for everyone's opinion on the loft conversion layout?

I live in an 1 bed Victorian conversion, since COVID DH has been working in the living room and I have no working space. So we initially thought about having 1 bedroom + 1 workroom for myself + DH's office room + one wet room in the loft. Is it too crowded?

It is just me and DH for now, 'maybe' we will think about adding one more member next 1-2 years. The architect said that he would prefer the big open space instead of 1 room and 1 boxroom from the valuation point of view, if the potential buyer might want something different then it is easier to add a stud wall later if they wish.

If we merge two rooms into one, I would use the massive 6*5m front room as my studio and DH will use the end room as an office. Which layout you would prefer for 2 people (and potentially one more) and why is that? I need to make a decision this week so would appreciate your input!

But from what you say the answer would seem to be a big room with a stud divider?

I would go for option 1 from what you say.

Walls mean shelving, storage etc more easy used. If one more person joins the family, you still have an additional room that can be closed off to accommodate any visitors.

What do you have in the flat at the moment. A kitchen diner and bedroom or separate kitchen and living space plus bedroom?

How will you use the whole space? Would it be kitchen downstairs, living upstairs and two bedrooms downstairs now?

1 massive room personally. It gives more flexibility

There is no reason you can't have a bed and desk on the big room... home office is a desk a laptop and one or two screens these days.

Dividing everything up into teeny box rooms is so claustrophobic.

Sorry the plan isn’t clear. The attached is the whole of your flat? Are you extending into the loft, or just rearranging what you have?

Big room with stud divider as a PP said - then the space is completely flexible for you and your next buyer and would be a good selling point.
