Should I accept this offer?

On paper this looks like a no brainer but I have no one to discuss this with and would be so grateful for opinions.

My house went live on Boxing Day, with an open day planned for last Saturday. One of the couples who viewed on Saturday have already been back for a second viewing, and have today offered full asking price on condition I cancel all further second viewings.

They are cash buyers and seem very nice and genuine. Do I go with it? Or, bearing in mind, it’s been less than a week, should I be sensible and just wait a bit? Tia.

Thanks @parietal. I’m just a bit worried that if anything goes wrong with these buyers I will have pissed off others who wanted to come for a second viewing.

I’d allow everyone to have a second viewing, then give time for offers. I think that’s reasonable.

You have a genuine full price cash buyer offer, don't worry about pissing off potential other buyers that might not even offer. Worry about securing the great offer already on the table.

Sounds like your property is in demand, so the people who’ve offered want to secure it. This ‘our offer only stands if you immediately take it off the market’ is a Kirstie & Phil thing and is bollocks really. They want it. They’ll still want it next week. They’re not going to walk away if you haver for a week. Bide your time and don’t be pressured into snap decisions by people deploying negotiating tactics.

I agree that they want it & are unlikely to find anything they want more if you ask them to wait a week as you want to honour the second viewings you've promised. 48 hours after you will confirm once & for all of they still want to keep their hat in the ring. You're happy fir them to come for another viewing if they like.

Accept the offer but keep it on the market, Until they sign a contract the buyer has no legal liability to complete the sale.

If theyre a cash buyer, thats no chain. Thats worth a lot imo, but I think id get the estate agent to ask for final offers tommorow.
Second viewing is a bit of a luxury in this market

Tell them you'll take it off the market if they put down a non-refundable £5k 'in earnest' deposit. They might seem very nice but could walk away and leave you having to start again.

As they really cash buyers though? We read so many threads about cash buyers that turn out not to be and they interpret their position as being such when it’s not.

I’d be inclined to let the other viewings go ahead then get everyone to provide all their evidence to the agent and then choose based on that. If they are still the best offer and position, they get it anyway 🤷‍♀️.

Cash buyers for full asking price is the dream offer, i would accept it straight away and cancel other viewings. What else are you hoping for?

@Housely I'd only agree to that once they've proven they have the cash to the Estate Agent.

Also be mindful of how quickly they instruct solicitors, etc.

That is a ridiculous suggestion and I don't know any buyer who would do anything nut walk away. They won't have had a survey done at this point.

I would stall, to give time for others (if any) to make their offers. You can stall by asking them to prove their source of funds.

If you do accept then counter-offer. You will take it off the market if they do certain things within a time frame eg appoint solicitors, arrange a survey, etc.

As PP has said, it does seem to be a common tactic to offer FTB + full price + cash buyer which sounds great but then they mess about or gazunder later on. If it sounds too good to be true then it often is.

OP how much more realistically could you hope to get for your house, if they've offered full asking price? ie if you ended up in a bidding war...and is that potential extra "worth" the risk? What's most important to you...getting the highest price you possibly can? Having a low-stress transaction? Completing quickly? Only you know what your priorities are.

I'd honour any second viewings already arranged, and ask the ea to confirm they are genuine cash buyers. Make anyone who comes for a second viewing aware that you already have a full price offer. Once that's done, you may get a higher offer. Decide then.
