live near a substation?

Our Homebuyers report has mentioned that there's a substation within 20m of the property.

Shockingly I hadn't even noticed it before when we looked round- (but am driving back up there tomo to have another look).

We've a young daughter and from what I've read so far there's the possibility of risks of childhood cancers, etc.

Doing lots of reading of studies etc - but I find opinion and experiences useful in the past.

Wondered what people's experiences of buying properties near substations(or not) and /or living by substations.

@merrygohk

We are in similar situation. Our offer was accepted two weeks ago and we have arranged a Home Buyer Survey to be taken place later. But we have just realized on google map there is possibly a substation opposite to the back of the house garden.

The house is almost perfect-good location, affluent of sunshine, decent layout and spacious.

My partner thinks the substation won’t have any problem, I worry it might be difficult to sell in the future.

Anyway, we will wait for the Home Buyer Report to decide.

How did it go Merry?

We decided to proceed- all info we've found is that EMF is negligable..

We tried for a reduction, but owner said no.
Currently continuing to try for this but we also need to be on the housing ladder soon, so it's kinda between a rock and a hard place.

House is a lot less ££ than others on the market, so I guess it's already taken into account the substation value.

@red30505

Sorry for my belated reply because I haven't logged on for a while.

The Survey Report was issued, and the house is almost perfect with only one "Risk" - the substation. The surveyor stated the substation would be a potential risk for human health and future marketability.

Though the comment is expectable, given the house is only a single lane distance from the substation, we chose not to proceed.

Same as your case, the house we had offered was slightly lower priced than others on the market. Also, because the asking price is NOT extraordinarily low, we were not aware of any potential problems when making our offers. We just thought the seller might want to sell quickly for her next purchase.

I live opposite one. We looked into it before moving and decided we weren’t concerned. I haven’t thought about it at all since moving in except to appreciate that we don’t have another house directly opposite.

My dp is an electrical engineer and borrowed a device from work to measure in front of it. We also both read quite a lot around the subject. Wasn’t mentioned on our survey.

Hey, I wondered whether you decided to proceed with the property in the end?

We are in the process of buying a house that has a small substation next door. My partner is not concerned at all but I can’t stop thinking about the fact it’s there.
