Buyer screwed us over today

Our FTB emailed the EA today to demand a £25k price reduction based on the work highlighted in the homebuyers report which they received 2 months ago.

All non-essential work, obvious to anyone viewing the house.

When they offered, it was at the very bottom of our range and we accepted without negotiation.

We were due to exchange in a couple of weeks.

They know we are moving for financial reasons, that we have a disabled child who I am a ft carer for and two other children.

They know that we either loose our home, or sell up, move area so we can buy out right and live mortgage free.

We said a flat no and unless they let the EA know today if they want to proceed at the agreed price, then we will put the house back on the market.

The money and our circs aside, how can some people feel it's ok to put people under this type of pressure?

We had some good news recently, but both dh and I agree that without it, the possibility of loosing the flat we want to buy and not being able to afford the mortgage on our current house, would have made us feel suicidal.

We'll be ok but it is depressing to know there are people with no integrity, who choose to live in a way which causes catastrophic harm to their fellow human beings.

I am lying in bed while youngest ds warms his feet on my back (he ousts dh, poor sod, every night!) and think the upcoming day through in my head.

I will have an update by close of play I hope.

In lots of ways, this might work out better-gives us a chance to make the flat habitable and not put the kids through the trauma of living in a hell hole which resembles a crack den (only slight exaggeration).

The house we are in now was probate and the previous owner died in the living after being bed-bound for 10 years.

Eldest ds wrote an Xmas wish essay at school which said: "My Xmas wish is to live in a house without broken doors and dirty walls". I have never felt more embarrassed GrinGrin

Hi OP, been following your story and hoping for a positive outcome!

What is the broker proposing, a second charge mortgage on the new place? Or the current one? I think you need to be really careful as many lenders won’t allow a second charge on a property. I’d also be concerned about very high costs especially if you’re already struggling.

My main advice would be, speak to your mortgage lender, explain you’re struggling, they could offer you a repayment holiday or something like that to help you get through this time.

Scottish system isn’t much better at the moment. We put offer in in October. We still have not signed missives. No chain. No delays. No issues. Just taking forever. So either of us could still pull out. Or demand more money.

So, after a lot of phone callls, we have two offers of a loan, using the equity in our current property - a second charge mortgage in effect.

There is enough equity in the house to cover it and the flat is worth it.

It means we can start the work on the flat without having to live in the mess.

I think it will be ok - lots of viewings from tomorrow onwards and we could be back in the position of having buyers by the end of next week.

I feel weirdly flat, you know that awful hollow feeling that creeps in after a shock?

I just want to have a feeling of security and be able to relax. I am self-medicating with a mint magnum and watching a lot of Minimal Mom YouTube videos to soothe my mind back into a state of order Grin

BOOM! Awesome result! Great you will be able to make it more habitable before you move in. Speaking as someone currently doing Big Diy it is a ton easier to do it when you're not trying to live in it.
Hope your magnum tastes amazing and when you've had chance to take it all in I hope you feel brighter.

Oh OP that’s wonderful news!
I hope the original buyers who pull out see it go for the price they rejected and regret their decision and you get a decent offer. That is a good amount of viewings lined up and you can reject stupid chancers knowing you are more secure.
