Budget for engineered wood flooring?

Hi everyone,

My DP and I just bought our first house and would like to install engineered wood flooring throughout the house (around 100 sqm); i.e including the stairs but not the kitchen and bathrooms. We have a budget around £10k, do you think this would be enough or we might need to increase it? We are in the SE.

Depends entirely on the quality of the wood. I’d say it was doable but tight as prices have shot up over the last 6 months. If it’s too tight you could forego doing the stairs as there are lots of other cheaper (and arguably better) solutions.

Prices have definately shot up.... are you going to do the job yourself....or do you need to include labour....are your floors flat? Will any of them need screeding? so many variables here

Thanks a lot for the replies. We were not aware of the increase of prices. Would it be better to wait a bit?

@jaundicedoutlook we would like to install white oak engineered wood, something not too expensive but decent quality. Which other solutions might work for the stairs that you could suggest? We have very little idea about flooring options for those

@Kitkat151 the idea is to include labour. The house is just 3 years old, so we assume the sub flooring might be ok.

Depends on what is on them now and what condition. You could paint the stairs then put a carpet runner down the centre…

Many thanks! I like the idea of the carpet runner. Currently, there is fitted carpet in the stairs and the first floor. Should there be wooden steps under it that we could paint? it’s a typical Taylor-wimpey style house with very basic fittings. Sorry if the question is too silly, just started learning about all this.

For decent engineered wood, you are looking at c£45sqm, and fitting will be about £35sqm depending on where you are. So £10k would be doable.

Look at UKFLOORINGDIRECT they often have good deals on their engineered wood.

In a standard new build I’d expect the stairs will be done in some form of MDF or similar. Likely possible to prime and paint then install runners.
