Good lead on a property but how best to proceed?

A few years ago we looked at a propoerty that we were considering renting but the timing didn't work out. Now that we're finally looking to buy (FTB), I contacted the owner again as I knew the house was currently empty. They are willing to let us take another look and are open to a discussion about selling to us.

I'm wondering what the best way to proceed will be if we do want to make an offer. Should we get an estate agent involved to do a valuation and manage the process? Or could we do that on our own?

It could be an amazing opportunity if we could get this house without much competition as we're in a very sought-after area and houses usually go very quickly. I would imagine an EA is likely to want to advertise it and then we could get priced out. So the situation may very well turn out to be too good to be true, but just in case it's ours for the asking (and the right £££), any suggestions on how to proceed? TIA

Get a surveyor to value it not an EA. It might still be out of budget but at least you’ll remove them wanting to market for their fee

We sold privately and we agreed we’d get 3 independent valuations from estate agents and go with the middle one, near enough. We already had a reasonable idea of what it was worth. Fairly standard terrace in a nice street. Saved a lot in fees.

And remember and perhaps gently remind seller that you’ll have to get a mortgage valuation too, if you will.
