Removing chimney stack

My chimney stack (not shared) needs repair and I've been advised by my roofer to remove it to the roof line as it's not in use and may need more repairs in future.

He says this work doesn't need building regs approval but my Council's website appears to suggest it does. Is anyone able to clarify from experience whether building regs approval is needed?

He said remove it to ridge level, make good the stub and supply and fit air bricks to the stub for ventilation.

Why don't you just have the chimney repaired? its not that difficult to rebuild a chimney and saves having to re do the roof and match in new slates.

You might want to use it in future & no questions on regs.

We did this when we moved into this house as the stack was redundant and leaning.

I did email our council to clarify and was told that it was not a positive planning or building regs issue.

That is removing the stack to below the roof line and tiling over the gap.

Not sure really. I thought it might make sense to remove it, save having to repoint it again in the future.

If the chimney stack is being removed from the top down to the roof line, you don't need to do a building regs notice. If you were removing part of the stack beneath, and some of the stack remains above, then it would require building regs sign off.

We've done this in our current home. We had the chimney repaired but a year later we had severe storms for a couple of weeks and both stacks started leaking again, wrecking our newly decorated bedrooms. We needed a new roof by then and so decided to take the stacks down to the ridge.
We'll never have a fire or log burner as they play havoc with my asthma and so it seemed the most logical solution. No building regs needed for the removal.
