We are having a property dispute. Land registry not much help. PIC

Someone who doesn't live near us but uses the land behind our house and has bought up this land says part of my garage is cut by his boundary line and therefor half the garage belongs to him.

Its not clear on the deeds. I don't know how to access the deeds to this land at the back to see what he does own.

land registry won't let me in with the correct password, doesnt recognise either of my email addresses and says its closed to registrations.

what should I do? outlined in red and coloured yellow is my house, garden and access to the garage at the back.

We are having a property dispute. Land registry not much help.  PIC

We are having a similar issue with a difficult neighbour. Title plan that land registry you can get for £3 ish. If you have legal expenses cover on your home insurance that can be helpful, and the garden law website has loads of info. Good luck.

Recently had a similar situation. Take legal advice - it matters nothing how long the garage has been there or how long you've used it - trust me after just finishing a 2 year battle much the same thing.

Check the wording in your deeds as to what the red outline and yellow colour are and why there’s a bit outlined but not coloured.

You can definitely get copies of the deeds for the land from LR website, however if it’s a recent purchase it might take some time for the registration docs to be available at LR as they’re currently on the Go-Slow.

It is not clear from the plan that you’ve provided that it is a shared area and I would be very surprised if this person is successful in their claim.

The plan you just posted without the annotations does suggest that there is a small rectangle of land that you don't own at the end of the plot ie the boundary is not a straight line at the end.

A bit basic, but have you tried phoning the Land Registry? I had a problem last year, different to yours, l phoned and spoke to a very helpful lady. She put me on the right track to sort my problem.

@inheritancetrack what does this chap actually want? I can advise from experience 😩 that the red line can be disputed for +or- 0.5m…it is also from experience that I can advise that a particularly belligerent neighbour can raise and create a boundary dispute even when they don’t have a leg to stand on and also leave you with the problem to sort and pay for…don’t get involved in a needless legal dispute. Presumably he is trying to claim trespass? You could claim adverse possession possibly but I think the law changed at the end of last year about this?

I’d firstly download your title and that of the rear. He may use it, but does he own it? Then compare his claim with the advice from the conveyancer who did your legal when you bought the place/had it transferred. Was there any mention then? It’ll be in your conveyancers best interest to ensure you received correct advice. Have a look on the forum mentioned upthread but You really need legal advice before deciding to respond or not. Go on the land registry site, type in your address. You can buy a copy of your deeds for £6 I think. ( two parts both £3)
