So we’ve had two builders around to quote, but whilst we wait…. What would your estimate be for:

  • knock down of wall between kitchen / diner and rsj put in (marked red)
  • new howdens kitchen, similar lay out but peninsula between that and dining room
  • appliances
  • electrics / plaster done in kitchen as needed
  • new laminate flooring throughout full L
  • new patio doors

Midlands - rural

I know these won’t be very accurate, just out of interest really!

Oooo interesting! We are hoping for the total to be around 30k ish… we may have wildly underestimated looking at this! If so we will be doing it but saving on a cheaper kitchen / using various different trades etc.

I said £75 - £80K but I didn't see that you're in the Midlands. My guess was based on what it would probably cost in the south east, so perhaps more than you'll get it done for in your area.

At the moment building materials are very expensive and are in short supply so it may be worth waiting to see if prices fall if your quotes come back higher than you hoped.

Prices are crazy at the moment. My son was quoted £13.5K just to paint the outside of his house!

I've just done something very similar. With ikea kitchen and appliances it came in at £25k

We've just had our kitchen knocked through with rsj, plastering and electrics and it cost around £4,000 inc VAT. Just to start you off. New kitchen can cost anything really, whatever the make but I'd definitely go for good appliances and a good quality worktop.

@Yougottawork that’s useful thank you, changing kitchen suppliers would definitely be an option if needed, the builders just suggested howdens as they do so we went to them for first quote - we will shop around!

I think you should have change from £40k, but materials have risen steeply so hard to say. I’d consider DIY kitchens over Howdens, were 30% cheaper for us (and I had the direct quote because I used a relative’s account)

Of course the builders want you to use Howdens- they will be taking a cut of the price.

Interesting thread for me right now.
We’re hoping to knock kitchen and dining room through, pull down old conservatory and half our garage to then add an extension which will have a shower room and utility room (in the part of the garage we’re getting knocked off and rebuilt)
Current quotes looking approx 45/50 to get it to a shell then approx 20 more for bathroom/kitchen/electrics/plumbing.
I don’t know if that’s way off or not but both quotes are within 10k of each other. Way more than we hoped and currently trying to figure out what to do.
Hope that helps understand where yours might Sit. Anyone know if it’s reasonable?!
We’re north west England btw

I'd say £40k, broken down roughly as follows:

  • new laminate flooring throughout full L £3k

So… I though an update would be interesting!

The job is nearly finished and is going to be around 50k. This includes

Knock down of wall
New howdens kitchen, appliances and quartz worktop
New lighting, sockets and fire alarms downstairs
LVT flooring
Plastering
New patio door
Skirting, architraves and internal doors x 3
Decorating
Oil central heating and radiators installed throughout house
