Am I stupid to order a kitchen for a house we haven’t completed on?

DH is 100% “yes you are a clown for thinking this”. But, like everyone else, we got caught out by the property market boom. After being outbid on FOURTEEN Sad houses including one sale agreed that fell through, we finally are sale agreed with a hopeful completion date of mid/end Feb. We’ve been living with my Mum since last June. My husband is desperate to get back into our own space, but after all this time when I move in Thats it - I do not want any packing boxes within 100 miles of me for a very long time.

The house is fine, further out than we wanted but nice enough, but I really want a new kitchen. It’s not my taste but apart from that they’ve big appliances like a range and an American fridge that will be going with them, so when they go it’ll be half empty anyway. So - DH thinks: move in the second we get the keys and figure it out later. I think: get everything possible done before we move in so I can just relax and enjoy it after what will be by that stage nearly a year of living out of boxes and suitcases. The lead in time is so long for everything eg May to get a sofa (we’re in Belfast, thanks very much Brexit) that I feel we need to order a kitchen like next week to get it fitted in March. He thinks that’s crazy when we’re not completed although everything has been straightforward so far and it’s just a standard 60s semi that has been renovated in the last 5 years.

So, should I wait or just cross my fingers and go for it? Similar stories and their outcomes welcome please.

I wouldn't, not just in case it falls through which is a major concern, but also I think it's better to have lived there and get a feel for the place before you make such a big change. You don't want to spend a fortune and end up with a layout that doesn't quite work because you weren't familiar enough with how the space and the light work in the house.

Wait until you have exchanged at least! You would be crazy to order a kitchen without any guarantee of getting the house. What if it all falls through?

You can measure up, go price up units you like, even get plans drawn up but not a chance would i actually order or put a deposit down. It’s just too specific, too tailored. Sorry OP Sad

If the current owners know you’ve ordered a kitchen it would be very tempting for them to ask for more money the day before the money goes through.

Still a no. We'll be moving around the same time with any luck and I'm not buying anything at all until I know for sure, let alone a kitchen!

Yeah; you’d be nuts. We thought about it in August when we were a week or so from exchanging on a house. We completed in November in the end. The kitchen we were certain we wanted wouldn’t really suit the house; and I think March would be optimistic now, we were being quoted Feb/March at the start of October.

But also, as others have said - the vendors have great reasons to let you go view and measure up etc, it means they’ll be able to ask for more money at the end because you’re already financially invested.

Ok fair enough. I know I’m just impatient, I feel like life is on hold and I just want everything done yesterday. Meanwhile DH is so desperate to get out he’d move into the storage unit if it was an option so I wasn’t trusting his judgement either! I appreciate the objective opinions. (God I hate it when he’s right…) Wink

If you've exchanged, measured up, to the last mm and have somewhere to store an entire kitchen until it's ready to be fitted then yes, go for it.

I suggest you'd be better waiting until you have the keys though.

Yeah I think you should wait too. Especially as the kitchen people probably want a big deposit.

Do you have money to burn? You'd have to at least pay a deposit, if not the whole cost of the units/ appliances and you wouldn't get that back if your purchase falls through!

You mention ordering before you’ve completed- I assume you have exchanged, in that case? Obviously ordering when you’ve not exchanged would be lunacy, but if you’ve exchanged the risk isn’t that high.

Yup I agree with your DH. Definitely crazy if you are yet to exchange.
Our sale fell through 5 months in, and just a couple of weeks shy of exchange. We were on the final bit of enquiry.
If you order now and it falls through, might be a waste as you may not need it for the next house you get.

I absolutely wouldn't - you've no idea what could happen in the interim then you're stuck with a kitchen you don't need.

House I'm in - ended up delayed by 2 months due to BW issues.

House I've been selling since June 2020 - sale has only just gone through due to land ownership issues (i'm the executor - not actually my house).

Sellers circumstances may change and they need to pull out.

You need to live in the property first as justtasking says.
We moved in 3 months ago and my ideas and plans have changed since being here

I hear you OP. But do you want to end up with a fabulous kitchen, that you love and is perfect to be in, or do you want a bodge job that forever annoys you because it doesn’t quite flow and the layout isn’t optimal?

This isn’t a brexit issue. This is a long running supply chain problem mainly due to covid.

We did our kitchen in the summer and changed the layout completely about three times during the planning process, ended up with it totally different (and much better) than we originally envisaged it so I really think it's worth taking your time over.

This isn’t a brexit issue. This is a long running supply chain problem mainly due to covid.

A quick google search suggests that made, debenhams and john lewis have all stopped delivering to NI because of Brexit. I'm sure if I looked longer, I'd find more, but as someone in NI, brexit has made online furniture shopping almost impossible as you waste so much time trying to see if they'll ship here. Sad
