Where can I get a house within a reasonable commute to Paddington for £350k?

I'm looking to move away from zone 4 SE London and will most likely be commuting to the Paddington area for the foreseeable future if a career move/training opportunity works out.

My budget is low for London, around £350k (perhaps up to £385k at a push but the property would need to be in perfect condition with minimal work needed). I know this rules out London itself and I'm happy to go outside with a reasonable commute, but don't know the area north of London at all. I'm worried about relying on just a single train line because how do you get home if trains are suddenly not running? Can't exactly take a cab to Reading or Kettering...

Happy to compromise on the size of the property but it absolutely has to be a freehold house with a (small) garden because of my pets. I don't care if it's a period property or new build, mid-terrace or even a bungalow. No need for schools and it doesn't matter if the area isn't that nice, as long as it's not so rough it's intimidating of course. Some green space nearby would be a bonus.

I can see there are potentially options around Slough and with Crossrail coming, journey times would be shorter still. Something like this for example? www.rightmove.co.uk/properties/96078881#/?channel=RES_BUY

Where else should I look? My current commute to Paddington would easily be around 80 minutes door to door and I've always had at least an hour's commute so I'm not worried about that. Would prefer to commute from north than south of London for a change though.

I commute to Paddington from Didcot station, it’s 40 to 45 mins. Lots of reasonably priced housing in the town and nearby villages. Never been stuck in London because of train fails, though there have been some late nights because of delays! The one time in many years that there was a really bad one and there would be no trains until next day, GWR literally did put us all in cabs which they paid for.

Reading is a shorter journey but most of the housing is a fair way from the station. And a lot of the commuter trains are full by the time they get to Reading.

Bristol is about 90 minutes by train to Paddington and Bath is about 75 minutes. However both cities are very expensive places to live. It might be worth looking along the M4 corridor between them and Paddington.

You could get a 2 bed terrace in Slough for that. A lot of people are rude about Slough. It might not have much soul (the town centre is dire), but it’s a safe place.

Trains run through the night to reading. You might be waiting an hour or so, but they do run.

How about Cheshunt OP. Wrong side of London but you said you didn't mind 80 minute commute. Its 25 minutes into liverpool st and zone 6. Prices held down by poor secondary schools. The land is quite low lying which is other thing which puts me off. www.rightmove.co.uk/properties/114241271#/?channel=RES_BUY

The trains aren’t direct into Paddington but there are loads of nice houses that fit your brief in Milton Keynes.

Well In case you're being serious I wouldn't move to Kettering; East Mids is a good shout for North London as it's cheap and relatively quick to get to, but as trains go to St Pancras it wouldn't be good commute if you want to be close to Paddington.

There’s a direct train to Paddington from Hayes. I used to know the area quite well and still have friends living there. Can be a bit noisy with planes overhead though!

My best friend lives in Reading, moved from Hammersmith in London, she and her young family (2 children) have settled in well, I visit often and always enjoy it.

Our circle of friends are looking to move out of West London and have mentioned the lack of housing stock there especially near Tilehurst and West Reading area near the large park, the roads around there are said to be favoured being close to large green outdoor space.

Maidenhead is lovely and within budget. Just had a quick look and there’s a lovely completely newly renovated cottage minutes from the station and with a nice garden for £370k.
If you don’t need parking that would help.
