I've just bought this house :-) following a seperation.
It's a 3 bed detached with lots of potential to extend in the future to the front (the left hand side of floorplan), back, and one side (the bottom of floorplan).
My wishlist would be a large open plan family kitchen diner at the back of the house, a utility room, a small study as I work from home, and 4 bedrooms (master with ensuite, 2 x similar sized bedrooms for 2 DC and a guest room). I like the separate sitting room but can take or leave the conservatory.
Whilst there's plenty of potential in terms of space to extend, it feels like the best place layout wise to do this would be extend to the side (top of floorplan) but this is the side there's no spaceto do it. The front and other side of the house are the most logical places as it has an unnecessarily large front garden space, however as the stairs are on the opposite end, this is making it hard for me to imagine how the internal layout could work.
Any of you like a floorplan challenge? Where would you extend and how would you design internal layout?
Thanks :-)

Nothing particularly useful to add, apart from to say that extensions at the front can be problematic from planning point of view. If other houses have done it then it’s easier.

Also steels at moment for opening up external walls ar3 really expensive.what’s your budget?

Assume you have a budget well into six figures?

Have a look at architect your home. They are a pay as you go architect service. You could do some initial ideas with them for a couple hundred quid which would help form some ideas you might not think of.

Architect your home looks like a great site, thank you twizbe.

Front should be ok as set back away and to side from road, you can't see the house unless you come up and round the drive.

Budget...hmm less than 6 figs ideally but that's why I need the ideas I think because there must be a few options. This is a house I want to stay in so if I need to wait to get it right because of budget, I will :-)

OnePlan's page on Houzz is good too for internal layout ideas.
Agree re extending to front, there was a couple of houses who'd done it locally to me, which I mentioned in my application . I did get permission in the end.
Good luck with it all.

I would get rid of the conservatory (because I hate them and they're useless 90% of the time in Scotland where I live, you may feel different) and do an L shape extension where the conservatory is, wrapping round to the current dining room. I think that's the obvious place to get extra space.

As to how that changes the layout - I'm assuming there's good light there because the conservatory is there in the first place? So I'd move the kitchen diner to the extension/current sitting room then have the back of the house for utility, cosy sitting room and study. IF you could also squeeze a guest room in there you may be able to get away with only doing a first floor extension?

I suspect if you do anything upstairs you'll have to move the stairs.
