We've been needing a new roof and put it off for years as we couldn't really afford it, had a rough idea that it would be around £6k, going by various neighbours etc, although we expected it to be a bit more as we had additional work required.
We're in a 2 bed semi detached, and we haven't had the loft converted.
We've been struggling to get anyone to even come out and give us a quote as they're all so busy, but had someone out last Friday and just received their quote - for the princely sum of £13,500!! This quote doesn't include removal of solar panels (I think there's about 12 of them), and installing a velux window - which would give us the option to convert the loft at a later date, or if we decide to move in the future, gives a future seller the option. I think this could possibly round it up to around £15k in total.
They don't have any availability to start until July/ August 2022, and it's written into their contract that they can increase / decrease the costs if materials change costs in the interim - which I understand but also makes me worry that the contact price isn't the final price - it doesn't appear as though there would be an upper limit on what they could add!
I'm just a bit gutted I suppose - bloody wish we'd bit the bullet and did it 3 years ago! We've got one other company coming to give us a quote, but they're so busy they haven't booked an actual appointment yet - they're going to phone me in January.
We're at the stage now of just getting quotes for all the future work we were considering, and remortgaging the house to do it (add an extension, get a new kitchen and change the current kitchen to a downstairs toilet and utility room, and move the wall between the living room and (new) kitchen to make it a kitchen diner.
Although now I'm worried that we're going to get all this work done at most expensive time!
