New Roof Required - 1st estimate received!

We've been needing a new roof and put it off for years as we couldn't really afford it, had a rough idea that it would be around £6k, going by various neighbours etc, although we expected it to be a bit more as we had additional work required.

We're in a 2 bed semi detached, and we haven't had the loft converted.

We've been struggling to get anyone to even come out and give us a quote as they're all so busy, but had someone out last Friday and just received their quote - for the princely sum of £13,500!! This quote doesn't include removal of solar panels (I think there's about 12 of them), and installing a velux window - which would give us the option to convert the loft at a later date, or if we decide to move in the future, gives a future seller the option. I think this could possibly round it up to around £15k in total.

They don't have any availability to start until July/ August 2022, and it's written into their contract that they can increase / decrease the costs if materials change costs in the interim - which I understand but also makes me worry that the contact price isn't the final price - it doesn't appear as though there would be an upper limit on what they could add!

I'm just a bit gutted I suppose - bloody wish we'd bit the bullet and did it 3 years ago! We've got one other company coming to give us a quote, but they're so busy they haven't booked an actual appointment yet - they're going to phone me in January.

We're at the stage now of just getting quotes for all the future work we were considering, and remortgaging the house to do it (add an extension, get a new kitchen and change the current kitchen to a downstairs toilet and utility room, and move the wall between the living room and (new) kitchen to make it a kitchen diner.

Although now I'm worried that we're going to get all this work done at most expensive time!

We’ve just had our roof replaced. We’re in Sputh Wales and it’s a 3 bed Edwardian semi with no velux etc and it came in just under £10 000.

We first had the quote back in January of last year and they increased the cost by £200 to cover increased cost of materials.

I don’t know it makes a difference where in the country you are?

I don’t know what difference it would make to the price, but adding the velux doesn’t really give you the option of converting the loft. A velux could be added if and when you decide to convert the loft

Yep, don't bother with the velux and save yourself some cash.

We're in west of Scotland.

I was expecting it to come in at around £10k altogether.

I've asked for an updated quote with the solar panels and the velux so it'll give us a rough idea, the solar panels are the main thing so we can decide about the velux later if needs be. Although at this rate, we might as well go the whole hog and convert the loft as while while we're at it! 😂

We just had our loft converted, one of the add ons was that they could re-do the roof while they were up there - it cost us an extra £2500 +VAT - a total no brainer to do it at the same time. If you are seriously considering a loft conversion in near future then it might be better to wait and do all at same time. Will save ££££ in long run.

Spiraling costs due to raw material availability are common. Contractors must protect themselves due to this phenomenon caused wholly by the pandemic. You have 2 choices. Accept or decline and wait to see if costs stabilize.

Personally, I think costs will stabilize however the costs for labor or materials WILL NOT return to pre-pandemic levels.

South east and we’ve just been quoted £18k by 3 suppliers. Bit of a shock tbh

I can beat that! We had a quote for a new roof about 4 years back for £60000 plus VAT.

Yes we had a bloody good laugh at that. We're in SE London and it is a detached house but still Confused

We did not get a new roof. We patched a section that needed replacement.

Unhelpful to you OP but material costs have increased so perhaps that's the rate? Wait to get some other quotes in.

I just paid £20,000 for a two-bed in London. I wasn't happy but at least it's good for another 50 years or so.

That's outrageous OP, DS paid 5-5.5k two years ago for a two bed stone victorian terrace. No velux or anything like that though, just a plain tiled roof and he traded in the original stone tiles against the cost.

£30k pre covid for a 5 bed large semi detached that needed a lot of scaffolding.

£5k at same time for a v small terraced house.

All in all that doesn’t sound too bad. Get recommendations and be prepared to wait.

I've been quoted 5k on my tin two bed terrace - and that's with re-using the slate tiles!! And we're having a loft conversion at the same time.

Genuinely shocked compared to prices we know other people have paid and thought it would be cheaper as all the scaffolding will be up anyway!

I didn't even have the tiles replaced - the roofers used the original terracotta. I dread to think what it would have cost to have new tiles.

I believe that I was ripped off by the roofers. They were very aggressive and kept telling me that I needed more and more work done.
