Fixtures & Fittings?

I'm a first time seller - with the fixtures and fittings form, do I just fill in what I intend to leave in the house and leave it to the solicitors. Or am I supposed to talk to the buyer via the EA to see if they agree? The buyer didn't mention anything they wanted to stay on their viewing. Was just planning to leave the blinds, carpets, integrated white goods, light fittings. However, buying a lot new for the new house, as our current stuff doesn't fit/suit. Should I let EA know we are open to offers on non integrated white goods and some furniture? Thanks Smile

Fixtures and fittings are all the items that wouldn’t fall out of your house if you were to turn it upside down. Kitchen, bathroom suite, window shutters. You can though negotiate with your buyer regarding items you don’t want to take with you, like fitted curtains, range cooker etc.

You can put "included" with a price on the form for things you'd like to offer them for sale and just "included" for those you are leaving. Mention to your solicitors that you have offered some additional items on the form for a cost and your buyers solicitors will send over to your buyer for them to say yes or no.
