How much extra is end terrace/semi worth comparing to mid-terrace?

Just for opinions, let's say there is a mid terrace house, an end terrace and a semi on the same street, in the same row of houses, close to each other. They are in the same size, same decor. End terrace and semi has a meter wide gap on the side and comes with a slightly wide front and back garden.

How much extra would you pay to upgrade from a mid terrace to an end terrace or semi? In this case, is there much difference between an end terrace and a semi to you?

Depends where you live and local house prices and availability of semis/end of terraces.

Where I live in London there are rows and rows of long terraces without a break so you'd probably pay at least an additional £100,000 for eot with side access because they are rare and house prices are high here.

I don't think there is that much difference in price in my road (ex council houses, difficult to say as sold at different times). I have an end of terrace and I have to say the maintenance is MUCH HIGHER than a terrace, as nearly twice as much wall gutter and even more roof to maintain. Plus it loses a lot of heat. So as someone on a tight budget if I could wind the clock back would have gone for a terrace.

My guess is 10% extra for end of terrace, as has been said maintenance is more but not enough for it to influence decision, which is all about desirability.

Depends. I used to live in a mid-terrace where I wouldn't have swapped with the end house - they had less back garden and was next to a main road. These were bigger factors to me than the occasional sound through the wall.

I’m in London where terraces are standard. The end would be a lot more, because it’s the only property that potentially could have off-street parking - by using the side of the property to directly access the garden from side on and turn it into a parking area, once permission is granted for a dropped kerb and so on. I’m mid-terrace and prefer it, though. Heating bills are lower and it is more secure.

I’m in eot valued at 185k
Mid on Same street in same condition (1 less bed and 1 less bath) 140k ..

So I don’t know which part is bumping it up?

I'm an end terrace new build and my house was £5k more than the middle house - we are a terrace of 3

Hard to say but if they all have access to the back garden then I think the premium for eot/semi would be less than 5%. You get less noise but suffer extra maintenance and heating costs.

On this road, most are 6 houses terraces and 4 houses terraces, a few of them are semis. Parking on the road or change the front garden to a driveway.

Recently a semi with no extension, 30 years or so decor, was sold at the same rice of a newly renovated mid-terrace with rear extension.

There is a service road at the back of all the gardens. So side access to the garden doesn't matter so much.
