How can I pitch accepting an offer without ours being on the market?

Is there even a way?

We’re going to see what is essentially our dream house Monday and ours can’t go on the market until after Christmas now. The estate agent was pretty pumped about our house and lots are selling quickly where we are for asking price too.

But obviously to the sellers of the house we’re viewing it may not be so appealing..

What’s the done thing? How can I make us sound more appealing 😂?

Oh no! That's a shame. It may fall through and then come bk on the market, happened to us, we thought we had found our 'dream house' in exact same situation as you. We then went with the same estate agent as we're selling the dream house house, had our offer accepted. We pulled out in the end though and very glad we did too.

We thought it was meaningless to offer on a house when the vendors hadn't found anywhere - our vendors offered to go into a rental - no way were we hanging around for them to find their dream home - luckily they did find their dream home but as agreed the sale of their property is not linked to their purchase.

Is it? Our agents average length of time to get them sold is 7 days. Doesn’t exactly seem extravagant to assume it will sell soon.

It’s chicken or egg and right now vendors are causing more problems than buyers …

I can see that. Nobody wants to sell their house and then not find anywhere. Meanwhile prices go up. Its nightmare. But I thought the market had cooled a bit in the last month or so.
