Bungalow extension cost?

Hi!
Bought a two-bed 1930s bungalow.
Desperate to extend it as its just too small.
Does anyone know the average cost of an extension?
Is it cheaper to go up rather than out? Or should we focus on just a rear extension?
Struggling to find much online, can anyone advise?
Thing is, we might only have £40k tops to extend. What could we do which would maximise as much space as possible within a tight budget? Don't need anything fancy, just more space :-)

I think the general rule of thumb is that extensions are coming in around 2k per m2 plus VAT. Although with the prices of building materials going through the roof, you might find it costs more. Your budget wouldn't go very far I'm afraid.

It might be a bit cheaper going into the loft depending on the structure and head height. You might want to see if you can persuade a builder to come and have a look.

Do you have a floor plan?
How big is the garden - if it's already small going out may make it tiny...

What have your neighbours done? That might give you an idea of how easy it is to go up.
Where do you need the extra space? If it's bedroom then up makes set. If it's living how much will you have to remodel downstairs? If that 40k includes knocking down existing structural walls or a new kitchen then it's not going to stretch as far as it would if you are just nadding a bedroom upstairs

Dont know where about in the country you are but from the quotes we got back your budget wont go far at the moment, you might get away with a simple non dormer loft conversion without a bathroom.

Large garden. No floor plan, but its two beds at front, then bathroom, living room and kitchen at back. Large garden

Out would involve knocking back wall through and buiding on the back extending kitchen/living. Large garden so not worried space wise. Other houses on street have gone up and out

These days with the way prices are now 40k won't get you much OP! Is that everything you have or do you have contingency...9.5 times out of 10 extensions and builds cost more than originally quoted!

My friend was quoted £200K for up only on a 4 bed bungalow south east.

Make sure if you go out that you don't end up with a horrible, depressing, dark set of middle rooms. You might need to do some internal layout rejigging to make it work.

Or go out and to the side (like in an l-shape) to make sure you can still get enough light into the house

ive just moved into a 2 bed bungalow. we sit on a plot of almost 2 acres!
we ideally need to create 2 extra bedrooms.
we asked a builder for a rough cost and he said he just finished an extension that was 8m x 11m (roughly) and it cost 80k! (east midlands)
he also told us that going up with depend on the roof type and beams etc. we are in a similar position to you with a max budget of 40k. but our roof needs replacing and the whole bungalow is dated. we have already spent close to 10k! that was just flooring, fireplace, wc, some fencing and gates!
costs at the minute are crazy!
we expect to spend another 10-12k on the roof!

What shape trusses do you have in the roof? I would recommend going up within permitted development and then a small extension at the back or front.
