Hello,
I am looking at this property and would love to hear your thoughts. I love it but have never lived in a period property or a maisonette before so would love to sense check the choice, as well as hearing any opinions on maintenance requirements, potential issues, things to watch out for.

Balham and Brixton give more choice regarding houses. Stockwell might be worth a look. Do you need 3 bedrooms?

I live in southwest London not far from CJ. I think this maisonette, while beautifully decorated is very over priced OP and agree with others that you would be better off buying a house if you are prepared to spend almost £1m on your new home.

I found plenty within Wandsworth in your price bracket and these are just three in Earlsfield alone:

I agree with others about the potential for noise from the upstairs neighbour to be a big problem and one you probably wouldn't be able to assess accurately until you moved in.

Also some of the room sizes are beyond tiny. The study at the front is only 1.5m wide and the front bedroom isn't much better at 2.4m.

I have to say I agree with sunshine and know the first two houses she has linked in Earlsfield - Swaby Road and Leckford Road - as I used to live in a similar around the corner.

For the same price either of those two houses are a much, much better investment. Good solid 3 bedroom houses that have been extended with excellent downstairs space, gardens and both have off road parking.

They are super popular, close to the mainline station and Garratt Lane for shopping and going out. Many also then go up into the loft to make 4 bedrooms so offer potential to extend. They are close to popular schools so families also want them prior to moving out to places like Guildford etc.

But it's a young and vibrant area so not all family orientated at all.

In all honesty if I had to pick the maisonette near Clapham Junction versus one of those houses in Earlsfield I would hands down pick a house option in Earlsfield.

In fact that's what I did when I moved from Clapham South to Earlsfield many years ago.

However, lovely that maisonette is you will always get noise from upstairs and it will have a lesser appeal when selling in the future. I also do think it's a bit overpriced as well. It's already at the top of its game but the houses will always go up more in value.

@lilyannofpembleton It now says it is "Under Offer" - did you go for it?

lilyannofpembleton · 16/12/2021 19:20

@BasiliskStare thanks so much for the suggestion! Unfortunately leasehold flat which I am trying to stay away from

@TizerorFizz The idea with 3 bedrooms is it gives space to grow before running out of space. Moving is stressful and I'd like not to have to do it within the next 3 years at the very least

I would go for something like this instead

Thanks a lot to everyone who commented. This was incredibly helpful in making my decision. I did offer on it but surveys showd major issues with damp. Attempted to renegotiate with the seller at cost of repairs (especially given the fact that the property was advertised as "recently refurbished") but he decided to readvertise instead. It's a shame but I am just hoping that the next buyers do their due dilligence on damp as I am sure it won't be disclosed by the estate agent

Back to the drawing board!

It's beautiful but I just couldn't spend that on what is essentially a flat. Is location that critical? We're in the home countries with excellent commute. 5 bed detached period house worth only about £150k more.

Scottishgirl85 · 26/02/2022 18:23

Ah cross-post with your update. Honestly try and buy a house with that budget, not a flat!

Margo34 · 26/02/2022 18:33

Lucky escape OP. Victorian houses are notorious for damp. Mine is a damp nightmare!

I wouldn't have considered the one you linked simply because there is no bath, the 'bath'rooms look tiny and there isn't a window in the ensuite because it's on the adjoining wall from a look at the plans which will always be a problem with damp.

Good luck in your search!
