Move to a rubbish street for a great house?

We’re looking to move SW London. Near Teddington, but with a mid-range budget can’t afford a house there.
Just found a place in Hampton, amazing house but the street is mixed some nice, some awful. The local school is just okay. I’m not sure we could stretch to private.
Anyone took the plunge and risked living in an ‘edgy’ street and survived?

Dare I say I wouldn't if I were you? You can make changes to the house but you can't change the area. Location, location and all that.

You owe your kids the best education you can provide. The school would be the deciding factor for me.

No, I wouldn't do it. The worst house in the best street is preferable to the best house in the worst street.

I wouldn't buy in Hampton if I could avoid it tbh. Traffic is a nightmare, for one.

Have you looked at Hampton Wick? Norbiton?

I live in Hampton and have been here over 50 years. You may not wish to give the street name but if you do I can probably advise and probably allay your fears (or not!). Hampton is a super place to live by the way, lovely village life, great schools, lovely community....so welcome.

How bad is it exactly? Big difference between a street with multiple houses being used as vrothels/drug dens, weed smells, street shouting at all hours etc, and a normal road that has a few more white vans parked up overnight than the typical middle class area does...

Traffic in Hampton, depending on which bit, might put me off more than how rough the road is. I grew up nearby and went to school in the area, and can't think of any really dodgy parts by Greater London standards, though of course I haven't been down every street.

@WinterDeWinter there’s crap streets everywhere, of course it’s not completely awful like I said. But there’s broken down cars full of garbage on people’s driveays. Next door house is filthy.
I grew up on a council estate in the Midlands so I’m pretty hardy, it’s just for 600k I’m not looking for that on my street!

@FedUpFelicia we love Hampton Wick. Looked at a beautiful 2 bed flat, but with a toddler and DH working from home, need a bit more space.

And to everyone else, yes I do think the school is a big issue for me. I think perhaps a small 3 bed flat in Twickenham might be better. Or thinking maybe looking at Shepperton???

No. A great house is more than just the rooms inside it. Badly maintained gardens and houses are not a sign of somewhere that is a great place to live.
