Selling Probate Property

My Father passed away a few months ago and my sibling and i have been left a 3 bed terraced property. It's livable but realistically any buyer will change the kitchen, bathroom and carpets. It's a quite street in a village, no through traffic and a playground very near so great for a family. It's been valued at offers over £140k and the estate agent advised that in the current market it would not be likely to sell for over £140k. My dilemma is that an acquaintance has shown great interest in the property, not someone I'm particularly close to but I'm friendly with a family member of theirs. So knowledgeable people of MN should i ask the £140k or £137k as the house is not on the market and i will not be using the estate agent, probate has nit yet been granted. It's been about 20 years since I bought a house so out of touch, but I can see the how fast house prices are moving and without being grabby this is the bulk of our inheritance.

I would ask for £140k. You can negotiate down if you see fit.

Ask for £140k and if they try and come with some sob story just say you have to clear x cost and can’t take any less.

Sorry for your loss. You will not be able to complete a sale until probate or grant of representation has been granted. We had our house valued for probate purposes by the estate agent as it can affect any tax you may need to pay.

Thanks for the replies, reading back now it seems a bit silly but I suppose £3k is £3k and not to be sniffed at and will allow negotiation. I am the executer of the will and am aware that no sale can take place until after probate is granted but we can agree a sale prior to this. Thanks again
