How much less to negotiate ?

House has been on the market for 3 months for guide price £440k it fits a lot of our boxes didn't make an offer as it's a bit dated for the price my OH says he only wants to pay £420k do you think they would accept this ? Are people accepting lower prices or is it all biddings wars in the current climate.

No harm in making the offer, but be prepared for it to be declined, everything around here is going over.

I got £20k off my house's asking price due to the circumstances of the seller (already moved out) and I was cash and could move quickly.
If it's been on that long I'm sure they are open to offers. Start even lower if you want to end at £420 - I'd say £400 a good place to open negotiations.

Go for it, they can only say no but it will open negotiations.
The fact it has been on the market for that amount of time is unusual so either there is something about the house or the vendor.

Sold my own house this year and in the process of selling my parents. Offers received after first day of viewing, mine sold STC same day and my parents 1-week after B&F offers.
Very fast moving market out there so why the lack of buyer?

Talk to the estate agent - If its been on for 3 months its likely overpriced/ needs something doing to it that puts people off. I would go in at £400 which is around 90% of the asking price and then go up to £420ish if they want more. Unless the seller is being difficult and wants the full price and has rejected previous offers in which case you may have to go for another one...
