Taylor Wimpey - new build

Currently in the process of buying a Taylor Wimpey home. We reserved back in April and it was due for completion I'm Nov/Dec. This has been pushed to Jan due to issues with supplies & materials along the way. It is coming on really well now and I cannot wait to be in my first home.

What are your experiences of TW? Tell me anything and everything! I've already done a lot of research, not overly confident RE after care team (I'm under no illusion that they're a business and once they have your money you are no longer a priority).

The house is currently second fix, the kitchen was fitted last week, the bathrooms and tiling etc the week before that. Provided there are no more delays I'm really hopeful for a mid-Jan completion.

What were your experiences of TW?

All good. They put wrong tiles in ensuite and asked us to look at them to see if we might switch tiles which we did but preferred what we had chosen so they swapped straight away. Tiling all perfect throughout the house.

5 years in and still love my house. We will be here until children leave if not longer. People locally have grumbled about various issues but all small and nothing memorable.

We bought 2 years ago and overall very happy - few issues like windows being put in upside down so they leaked, various little holes that needed filling but within that they also very kindly filled in a hole that DH managed to make!
We were very pro active in contacting them to gets things resolved; you are no longer their priority once it’s all finalised so sometimes it takes a couple of emails or phone calls

I bought a TY prooerty years ago, regret it.

Service charge continued to increase each year after they sold the freehold to a dodgy management company.

After a few years structural issues were discovered which required the entire block to be scaffolded and repaired, took another year or so to complete.

Avoid new builds imo. Unless you are building the property yourself.

We love ours. It was the only house style we saw and could not forget it. Did we have issues? Yes but TW have fixed them all very quickly. In fact in the cold the door got stuck. The next day they came out and took whole door etc off and fixed it all. My advice be proactive. He who shouts loudest gets everything sorted a lot quicker

We are coming up to 17 years in ours. We had a couple of niggles at the beginning but TW were still on site then so fixed all straight away: they did leave our garden in a desperate state. Lord of brick, rubble and pieces of machinery they couldn't be arsed to remove under a very thin layer of earth. We now have a beautiful garden but it took years of work. The house is great though. Decent size rooms, good sound proofing and a good layout 👍

Oh and we are a freehold house, we pay a tiny rent on our garages (£60 per year, never gone up) because they are leasehold (to protect the flat above them that doesn't belong to us). I would never ever buy a leasehold house.

I bought a house which was formerly owned by people who bought as a new build. (I bought when the house was only five years old.) The initial owners actually lost a small amount of money.
I've often pondered whether buying a house brand new is a bit like buying a new car - that you lose money driving it off the forecourt. I don't know the answer to this, so would be interested to see what others think.
There are horror stories out there of buyers of new builds who have huge snagging lists. If there are any statistics out there it might be worth looking into.

Just to add I think it was easier to get stuff done because TW are still building houses in the town so the workmen would be on site and could easily just pop over to ours

I pulled out of buying one when the terms of the leasehold became known - make sure you’re very clear about the terms and happy with them if it is a leasehold property.

Had a few friends buy new builds. The majority really regret it but to be fair TW seemed better. The ones who bought Persimmon really regretted it. Years of hassle, the build quality appalling and customer service just non existent for the. She said it ruined three years for her.

I would do loads of research if similar estates and builders locally. Check out any Facebook pages, for example there is apparently one dedicated to Persimmon disasters so not sure if a similar TW one but worth looking

My godson brought a NB and paid a snagging company to check it over. It was money well spent and every issue was resolved
