When would you list?

I am starting a course in October 2023, which means we have to move. When should we list our house to make sure sale and purchase are complete by then? Ideally we'd want to avoid listing our house in the winter - it is very rural and looks much better in spring/summer/autumn. Any advice? I have never been in a chain before so no idea what to expect.

Honestly, I'd say prepare to list asap. Moving can take months. Anyone buying rural will know what to look for too, so I wouldn't worry about that. For now, I'd say declutter and do any of those little fix projects you never got around to, paint dark rooms, etc. Contact estate agents for valuations once that's done.

OP do you really mean Oct 23? So not quite 2 years time? I personally wouldn't list yet! Not unless you don't mind being in a rental for potentially a very long time.

Yep. I was thinking later next year. If I leave it until March/April 2023 is that too late?

Oh wow I assumed that was a typo. Yeah moving now would be a bit soon maybe.

Although, having said that, depending on the course, how far the planned move is and what else you might want to get sorted in the area first (find your feet, find a new social group etc), moving early is surely not a problem. And having seen how long some selling timelines are lately...

I'd maybe use winter to tidy the house up for fabulous spring photos - and then you're on your way! Grin
