Average cost of utility room extension?

I want to add a small utility room extension to the side of my house, literally big enough for a washing machine/tumble drier and a place to do the ironing.

How much would you think this should be? Checkatrade is suggesting it would be about £6-7k but I've just had a quote through and I've been quoted over £53k! WTF?

How much would you think would be a normal price? I've got another builder coming this week, so it will be interesting to see the difference.

We were quoted, pre pandemic - £25 to £30K for doing something similar. North West, fairly pricey area to get work done. It was enough space for wm, td, sink, and ironing board and new back door and a window. The plumbing wasn't too hard as it was right by existing drains. Lean to roof.

We decided to go for a full extension instead that is costing us an eywatering amount.

Building work is insanely expensive at the moment, particularly for smallish jobs - can you wait?

Depends on size but £15-£20k plus VAT.

See, that's what I was thinking - £25k ish, so I'm absolutely gobsmacked for it to be so much.

I'm definitely happy to wait and at that price I'd rather stick with what we already have because that's utterly insane!
