Cost of creating en-suite from scratch?

Hi, does anyone know how much it might roughly cost to put in an ensuite with shower in a big 2nd floor bedroom? There's no plumbing at all up there and it would be on the other side of the house from the 1st floor bathroom.

Would the price be massively affected if there's a 2nd loo too? Is just a shower much cheaper, or is it crazy to think of doing one without the other?

Thanks to anyone who knows more than me, even for wild guesses.

Thanks so much, that definitely gives me a good idea. It is a terrace, ulp, but it also sticks out a lot more than the houses on either side of it because they were all built at different times and don't look anything like each other, so it may still be possible. But alas, at £7500 or thereabouts, NOT next year! I think I was hoping for about half that. Brilliant to have an idea so I don't call the man out and then start screaming 'you what???' at him. I agree it is SO worth while and the only way we could increase the value of our house.

We've just done this too. As for cost, it really does depend on the cost of the tiles and fittings etc. It also depends whether you put a window in or not and how you do the plumbing.

We put a window in, built a nice size ensuite with a gravity fed shower with a pump (we couldn't have a second electric shower because of the fusebox apparently), lovely oval shower cubicle, nice loo, washhandbasin, large cupboard underneath, cupboard above. We also had to do a lot of electrical work for the heated towel rail and the shaver sockets and the fan. The plumbing was by a saniflo, which basically connects everything up to your existing drainage system and has worked well so far. With tiles and redecorating etc it cost around £10k.

I forgot to say, this was based on a local builder/plumber doing it. We had quotes from three bathroom companies as well.

The problem we found with the big bathroom companies were threefold:

(1) They wouldn't do any external building work - so wouldn't fit the window - and wanted us to find someone else to do that.

(2) They didn't have especially nice fittings - if you are prepared to do some legwork you can get some really lovely bathroom fittings. Tiles make such a difference - a good quality marble or marble derivative is not as expensive as you might think.

(3) They were more expensive than the local builder/plumber option.

I think Dolphin were the best of the bathroom companies we found but they still quoted us around £13k plus we would have had to find a builder to fit the window - so probably around half as much again.

Ooh, interesting. I am now thinking that my original guesses were TOTALLY INSANE and that we should do it properly. Love the idea of marble tiles: my mum has some, pinkish and beautiful, and I always assumed they were, as you say, as expensive as I might think.

I didn't think about windows, but all bathrooms are nicer with windows - have moved from London where all the bathrooms are tiny extractor fan jobs and it does make the place feel like a hotel. But I think windows would be really too expensive. I am delighted to hear you got ALL of that done for 10k, though, even if we haven't got 10k. It sounds like a good deal.
