Misled about south facing garden

Hmmm... Just wondering if anyone has any advice as to what I should do (if anything) about being sold a house with a south facing garden but now we are living in the house it's very quickly dawned on me that it's not in fact a south facing garden 🤔And the compass confirms this.

Does having a south facing garden add to the value of a house (I would have thought so) so should I contact estate agents, or will they think I'm nuts. Hate the thought we have been lied to. Yes, we didn't take a compass with us and check when we viewed, on the 3 viewings it was summer and bright and sunny. Gah, it doesn't spoil the garden but does annoy me.

Of course also dying to know if it was actually south west or south east facing garden, or west (all better options than south, having lived with each one).
I bet it is one of those, otherwise the OP would have long ago complained about it being some kind of North facing.

Can be hell getting full sun in summer on the back of your house. Ours is South West facing and it can be blinding and sometimes too hot to sit outside. I tend to sit in a shady area by a tree.

I sort of sympathise with this, having today travelled to see a house (not view, just check out the area first). The floorplan has a compass that shows the garden faces west, slightly angled towards the south. Perfect. Get there and it's clearly North. Map positions it as north too. I just think it's very shoddy - house is worth over £1m so surely either the vendors or agents (who describe it as an executive house) could think to ensure this kind of detail is correct.

The garden looks a decent size so we will probably view it anyway, but just disappointing when we had got all excited about this property (not much on the market where we are looking).

No-one would deliberately lie about the direction of their garden, because it's so bleedin' easy for the vendor to check! So it must have been a mistake rather than a blatant lie.

Grin you looked at the house before you bought it right? I can’t actually believe that you didn’t notice the garden of wasn’t south facing. I mean, not to the exact degree of direction but surely it’s obvious whether it is or isn’t facing N,S,E or W.

Do you not have a compass/app? You don’t need to wait until morning. The rudest comment I’ve read is your description of your vendors.

The rudest poster by far on this thread is you OP. Your language is offensive and your tone is aggressive.

I've been looking at a LOT of property recently, supporting my dc and my dn as well as looking for ourselves.

It ALWAYS says on estate agents blurb to check things and they cannot be held accountable
They write what the vendor tells them. The vendor may well believe whatever they are sharing.
However you say you actually viewed it 3 times when it was sunny. So, at that point, you were presumably happy that it was a sunny garden. In the case of which, does it matter what the compass says ? Confused

OP I'm surprised you still don't know which way it is facing despite your annoyance at being misled! As most people have said check Google maps or whatever to definitely check before purchase if it's that important.

OP - I'm wondering if you have just moved near me! A house on our estate recently sold. It was advertised as having a south facing garden but in fact it faces north.

@usee I had a flat that had massive windows, all south facing...and like you, I found it a fucking nightmare in the summer! The place was like an oven sometimes (converted cotton mill).

West is best, East second, South third and North last

But these are just averages depending on the layout of the gardens, houses, boundaries/ trees etc.

Ie. we have a south facing garden atm, but its shadier than some north houses I have seen (we have big trees at the back).

So value you wise it depends on the house, your plot etc.

But talking to the EA is pointless. Its like buying a pink house which the EA said was white and then you blaming them its pink after viewing, buying and living in it! Madness
