Cost of total rewire

Those of you who've had a residential property completely rewired within the last 12 months approx., how much did it cost?

We're refurbishing a 3 bed bungalow (plus garden office) and have stripped it all back so there's no plasterboard on the walls etc i.e. it will be easy to run cabling to wherever it needs to go and there's no making good or aesthetics to worry about. It's in SE England (not London and not a trendy second home/commuter belt location) Askrigg although I'm not sure how much of an impact that has on costs.

I've literally just (this week) paid £7k for the rewire of a 3 bed detached house. Was a bit of a tricky job as it included outbuildings, a cellar, and a loft, and the wiring was original to the house (1930s!). Quote prices ranged between £6k and £14k though, so definitely get a few.

We desperately need a rewire, but the electrician we enquired with wanted us to put all our funiture in storage and move into a hotel, twenty years of life, don't think so matey.

Currently ignoring the problem, which is most unlike me.

SE13Mummy · 20/11/2021 20:32

That's a huge range in quotes @SquashMinus! Were they all quoting to do exactly the same thing?!

Ours was just £12k

cloudtree · 20/11/2021 20:33

Plus the cost of putting everything back together, plastering, coving, skirting etc

Mirrorxx · 20/11/2021 20:37

In 2017 we paid 3k for a 2 bed house in Manchester

Hoptoit1 · 20/11/2021 20:52

3k for a 1930s 3 bed semi in Yorkshire.

FixTheBone · 20/11/2021 21:01

£6.5k for a 3 floor 1890s house in West Yorkshire.

Didn't need us to move out, but working around possessions and the house generally made it "the worst job I've ever taken" according to our sparky, took 5 weeks instead of ten days and the dust was horrendous.

DreamingOfTheSouthOfFrance · 20/11/2021 21:04

Just been quoted £4 800 for a total rewire of a 3 bedroom plus basement and cellar Victorian terrace in West Yorkshire. Nearly £800 is VAT. Includes a bit of basic plastering but not the full works to make it good again.

Theyweretheworstoftimes · 20/11/2021 21:09

I have done two houses in ten years. One 1970 three bed detached. Cost about £3k in 2010. 1970s 5 bed in 2017 cost £8k. It's a hideous job to do the dust did I mention the dust. But as soon as it's done its worth it every day. Moved out for 6 weeks and we needed to replace the carpets once they had finished. 😬

This made me laugh - our poor sparky had to work round us, 3 kids, 3 dogs and an excessive amount of furniture which just didn't fit anywhere when we last moved.

He contracted in another couple of guys and one rang him to say that he was walking off the job as it was 'fucking impossible'.

He's due to re wire our next property in a couple of months Grin

MrsBobDylan · 20/11/2021 21:48

Sorry, didn't add costs...6k for a 3 bed 1930s terrace (complete rip off and they did a shit job) 5k for a 1970s 4 bed terrace and been quoted 4K for a 3 bed 1950s flat.

I would focus on getting a really good sparky rather than cost. Electrics are not something to be compromised on.

Killerqueen2244 · 20/11/2021 21:52

Last Christmas to do a partial rewire of a 5 bed was £3.8k. The floorboards/ceilings were down and it was just over a weeks work.

At the moment trades where we are are massively busy, stock is in short supply and building related products are very highly priced so we’re getting loads of stupid prices for work.

HyphenCobra · 20/11/2021 22:24

2017 paid about 3k for a 4 bed 3 story terrace in SE.

One man, tidied up every day so when we got back from work house was 100% livable!!

SquashMinus · 20/11/2021 22:45

@SE13Mummy yes, I'd drawn up an exact list of everything I wanted, so the quotes were identical. Was shocked by some of the high end ones, I think realistically they just didn't want the hassle of the work!

SE13Mummy · 20/11/2021 23:13

Seems as though the range generally is huge then given @cloudtree paid £12k. The bungalow is unoccupied and is currently a shell as the ceilings, walls, carpets etc. have already come out so any extra dust is unlikely to be noticed. We're not planning on compromising on the electrics @MrsBobDylan, definitely not! I don't know anyone who's had a complete rewire recently so wanted a bit of an idea before getting quotes.
