Has anyone ever exchanged and completed on the same day.

We sold our house in june and bought another in july. The house we've bought is being sold by a couple who have separated so it's been very long and drawn out to say the least. We were meant to be exchanging today and completing on Monday but due to one thing and another we've not been able to exchange today. Our solicitor has now said that we can exchange and complete on monday. I find this very daunting due to the fact that we've had 8 different completion dates so far. I really don't want to pack up all my house only to be told that were not moving on monday.

Has anyone been in this situation and had a good outcome. Thanks

I thought (and I may be very wrong) that the time between exchange and completion is partly so that your solicitor can request the mortgage money from the mortgage company so that he can pay it to the vendor???????? Maybe I am wrong, I don't know!

Yes, we did. We were buying a new house, and so had a four week deadline. We exchanged and completed on the same day, all went through smoothly. Hope yours does

No Crokky, the solicitor can request the fund at anytime, regardless of whether you've yet exchanged. (I used to be a mortgage underwriter!!)

We did it -very, very stressful waiting for it all to happen but it did go smoothly -phew!

I remember driving from old house to new house (1.5 hrs away), knowing that all our belongings were in a removal lorry not far behind and just praying that there wouldn't be any delays. I did have the number of a local storage company just in case it all went horrribly wrong though.

crokky - the money has already been requested as we were meant to be exchanging today.

orinoco - what time did you get told you were completing. Was it early. To add to the excitement, i've got a 2 hour blinkin interview on monday morning as well!!!!!

We did too. Moving from Hampshire to Essex we exchanged and completed with us in our cars and all our worldly goods, somewhere on the M25. It was not funny at all, setting off for the journey not knowing if we would have anywhere to sleep that night. We had to move out as we had arranged a date with our buyers for 4 months and so it should have been possible to get our purchase arranged but we were faced with people who were not cooperating and answering questions when they arose.

We were buying off the C of E and so there was not that personal involvement of another person who wanted to move out of the house we were hoping to buy.

I wouldn't recommend it but it was better than not doing it iyswim. Be prepared to be on tenterhooks all day.

We exchanged and completed on the same day.
The time you complete all depends on the time that the money gets through the chain to your sellers so you could have to hand over the keys to the one you are selling earlier than you get the keys to the one you are buying as it depends on how quick solicitors are getting money to each other then letting agents other solicitors know etc

We did too - nervewracking but went ok. I personally wouldn't vacate my house until we knew that it was going ahead that day, ie the first in the chain had done the deal.

yes i have done it twice successfully and once the vendor selling to our vendor died on the morning of exhchnage/completion and so it collapsed entirely and er terminally

yes we did ! it was hideous, all our belongings were on the truck, and our house was empty, and it was a friday and we did not exchange until 4.30 pm, i actually threw up with relief !

Yes we did when we bought our 1st house as we had a 100% mortgage therefore could not exchange with no deposit all was fine

My brother and gf were hoping to exchange today to complete next friday (eeek who'd want to move weekend before xmas and they have his gf mum/brother coming to stay over xmas)

Rudolph - I work for a firm of solicitors and so far we have about 15 completions next week!
I have told conveyancers not to complete any on Friday as I am not missing our Christmas lunch for anything

We did this too. It was very very nervewracking and I would never do it again, but it did in fact all go fine. But it wasn't until about 11am on the day of exchange/completion that we got the final document signed and were certain it would go ahead. The memory is making me shudder.

Yes, like some others we actually set off for the 1 hour drive without having even exchanged but by the time we got there we had exchanged and completed

It was quite possibly the most stressful day of my life!

Thanks all for your great replies. You've made me giggle (zippi) and shudder!! I do hope it all goes smoothly. The one thing that is panicking me slightly is that the solicitor who's been dealing with our side of thing goes on holiday today so it will all be left to her assistant eeeekkkkkk. Fingers crossed x

yes we did this in july. it was hugely stressful! but it all worked out by the end of the day.
