Electric / gas certificate

I’m selling a probate property can’t find any certificate for the boiler apart from when it was fitted in in 2017
Same for the electrics I know there was some electrical work done when a disabled bathroom was installed in 2017 by the council
But I can’t find any certificates
Is it worth arranging a gas / boiler service @ £95
And an electric check / certificate which if nothing Is wrong shouldn’t cost more than around £150
Buyers are having a survey so I would like to be able to counter the usual surveyors doom
& gloom on stuff 😂

I wouldn't bother. They will know it's a probate property, so will expect to have to update in some way. At least you had things last done 4 years ago, that's great in terms of age of works.

The owner of the house I am currently buying from has lived there 46 years, and doesn't have certificates for anything. I'm getting it at a good price, and there's nothing else on the market, so I'm ploughing on without it all, knowing I'll do work before moving in.
